Town Square is one of the newest projects in Dubai which is being developed by Nshama Group, and is estimated to be completely handed over by 2024. It is the latest, self-sustained community that features a wide range of amenities, including entertainment facilities and venues, retail shops and parks. Town Square is located in Dubailand, right along Al Qudra Road.
The development of the project started at the beginning of 2015 and by September 2020, most of the community was completed, including the apartment buildings. The only exception was the building of the UNA Apartments, which is due to reach the final stages of construction. It is expected that Town Square will be inhabited by 85,000 residents by 2025.
Town Square houses eight apartment complexes, including Jenna, UNA, Hayat Boulevard, Rawda, Safi, Warda, Zahra, and Zahra Breeze which will house a whopping 17,000 units upon completion of all projects. Residential units in these complexes range from studios to spacious five-bedroom apartments. As for standalone homes, Town Square is set to feature 3,000 townhouses and villas. These are divided into six sub-communities called Hayat, Naseem, Noor, Sama, Safi, and Zahra, and each sub-community has units with three and four bedrooms. Every townhouse and villa features sleek contemporary architecture, light-filled open-plan interiors, and expansive backyards that are particularly great for spending time with family and friends.
Considering the large number and the variety of properties in Town Square, it is one of the most popular areas for renting homes and apartments at affordable prices.
Town Square is a gated community that features landscaped gardens, shadowed walkways, and some beautiful parks. The neighbourhood is particularly designed for families with children and young couples, providing access to a number of educational facilities in the area. The community is located close to the site of Expo 2020, which adds to its popularity among investors, residents and tenants.
The neighbourhood boasts a well-thought-out suburb that features various amenities to serve its residents. One of the most notable elements about Town Square is that there’s always a parking space available for both villa and apartment residents.
The absence of public transportation may be a drawback for some people, however those who decide to travel by bus, will only need to hop off at The Sustainable City neighbourhood which has the nearest bus stop to Town Square (10 minutes’ away). If residents need to travel by metro, they will have to reach Dubai Internet City station, which is about 20 minutes’ away from the community.
Town Square is extremely family-friendly, especially if property owners have at least one car. There are also cycling tracks within the neighbourhood, so bicycle owners will particularly enjoy this feature of the area.
Town Square is one of Dubai’s only communities that has direct access to Al Qudra Road, because, as mentioned previously, the development is situated right along the same highway. It has access to other communities, including the Reem Community, Arabian Ranches 2, Mudon, The Sustainable City, and Remraam, which are all located on this road. Town Square residents can also visit Dubai Sports City that is located 20 minutes’ away from the above communities. Tourists visiting Dubai and staying in Town Square can get to the Dubai Marina and Jumeirah Beach Residence within a 30-minute drive. Dubai International Airport is also located 30 minutes’ away from Town Square.
In terms of entertainment options in Town Square, its residents have quite a few available to them as there are a number of malls located in the community and in nearby areas. Those looking for something particularly special might want to take a 25-minute drive to Ibn Battuta Mall, The Dubai Mall, or Mall of the Emirates that are considered to be the best malls in the city, featuring a wide range of stores, restaurants, cafes, and various entertainment options for both adults and children.
The Dubai Mall is the largest mall in the world and the most well known in the Middle Eastern region. The mall features a children’s theme park, an ice rink, over 1,000 retail stores and countless dining options that feature global cuisines from every culture imaginable. One of the most spectacular features of The Dubai Mall is the Dubai Aquarium & Underwater Zoo that offers a great pastime for both children and parents alike.
Ibn Battuta Mall is named and themed after Ibn Battuta, an explorer that travelled to Andalusia (modern Spain), China, Persia, Egypt, India, and Tunisia. The mall consists of several courts, each designed after the particular country the explorer has visited.
Mall of the Emirates is very popular with locals and residents due to several unique leisure options. One of them is Ski Dubai, which is an indoor ski resort and the only one in the region. Another notable feature about this mall is that it has an IMAX cinema with the biggest screen in Dubai that always shows the latest blockbusters.
The newly opened City Mall is now open which is the closest mall to Town Square.
Other landmarks include Dubai Miracle Garden, Al Qudra Lake, and Dubai Polo Equestrian Club. These are places where residents can enjoy the local nature or learn to ride horses if they desire.
Al Qudra Lake is a ‘wonder’ in its own right. Being essentially an artificial desert oasis with dunes, fauna, and many lakes, it provides its visitors with a wide range of activities, including barbecuing and camping. There are many food trucks on-site with fresh and delicious treats making it a great pit-stop for the many cyclists that use the area for its well known cycling trails. Visitors can also visit the beautiful Love Lake Dubai, where you can enjoy either a romantic walk or picnic with your partner or relax in the surroundings with family and friends.
Dubai Miracle Garden provides visitors with a rich collection of some of the most exquisite flowers. It is a great place to walk around, to relax and even to meditate.
Town Square is an attractive investment option for both residents and investors that have their sights set on developing a business in the community in the future. As mentioned above, this is primarily a family-friendly community, so the initial target customer base includes young couples and families with children. Tourists also love the neighbourhood due to its close proximity to the Expo 2020 site and its easy access to other popular landmarks in Dubai.
Residential properties in Town Square include apartments and standalone homes (villas and townhouses). Both types of properties are available to rent and are for sale, and both represent a relatively affordable option for a family home, depending on the possibilities and needs of each particular family.
Today, the real estate market is developing rather fast, both in the UAE and across the rest of the world. Nshama Group decided to introduce co-living spaces in the Town Square – UNA Apartments. The intent is to draw investors and young tenants to keep up with the property market’s development pace. UNA Apartments features co-living and co-working options, with prices for apartments in the complex starting at AED 570,000 (about USD 156,000).
Considering Town Square’s location, competitive prices, and lucrative income potential, the community is one of the best places to buy a home in Dubai, competing only with JVC and Dubailand. As previously noted, its close proximity to the Expo 2020 site makes it particularly attractive to both buyers and tenants.
Both apartments and houses show good returns on investment in the area, as a three-bedroom apartment in Town Square generates the highest return on investment of 6.6%. A three-bedroom villa can generate an ROI of 6.3%.
Town Square is a community that draws business investors, new residents, and tourists. Some of the properties in the development are more popular than others, whether due to location, prices, or a combination of both of these factors.
Property sales trends are mostly dominated by townhouses. Three of the most popular townhouse complexes in the community are SAMA Townhouses, Naseem Townhouses, and Noor Townhouses.
SAMA Townhouses is a closed sub-community in the master development of Town Square. The project execution was carried out by Nshama and was completed in 2021. The SAMA Townhouses neighbourhood is surrounded by palm trees and a spectacular landscape.
The sub-community features townhouses for sale with three and four bedrooms. Off-plan prices started at AED 1,400,000 (about USD 382,000) but these would have increased slightly since its completion date.
Naseem Townhouses is another gated Town Square sub-community by Nshama Development that is focused on families. The construction started back in 2018 and was set to be completed by 2020, but considering the situation around the global pandemic, completion dates were shifted to Q1 2021.
Naseem Townhouses feature units with three and four bedrooms that are ready to be purchased. The units are available for sale with prices starting from AED 1,500,000 (about USD 408,500).
Noor Townhouses is a sub-community that features three and four-bedroom homes. The development began in 2016 and will feature first class amenities which will provide residents with a quiet and comfortable lifestyle.
Purchasing a three-bedroom unit in this community costs around AED 1,400,000 (about USD 382,000).
Unlike the above sale trends, rental trends in Town Square are dominated by apartment complexes. Three of the most popular apartment building projects are Safi I, Zahra Breeze Apartments, and UNA Apartments.
Safi 1 Apartments is a multi-residential building complex developed by Nshama Development. It is one of the closest projects to the Al Qudra Road that provides access to the rest of Dubai and is located in a calm, peaceful area of the Town Square master development. The complex consists of two buildings: Safi Apartments 1A and Safi Apartments 1B. Safi 1 features residential units, including studios, 1, 2 and 3-bedroom apartments.
One-bedroom units are the most popular rental option with the average rental price in Safi 1 at AED 38,000 (USD 10,500) per year. Prices for studios start from AED 25,000 (about USD 6,800) annually.
Zahra Breeze Apartments 3B is a freehold residential building and part of the Zahra Breeze Apartments complex located near Al Qudra Road which is in close proximity to the Emirates Road, as well as Town Square Park. This is a mid-rise building that features studios as well as apartments with 1, 2, and 3 bedrooms. Its location is in a well-developed area and ensures multiple options for leisure and entertainment, including children’s playgrounds, soccer fields, and basketball courts among other facilities.
One-bedroom apartments are in high demand to rent in Zahra Breeze Apartments 3B. The price of these units range from AED 38,000 (USD 10,500) to AED 42,000 (USD 11,500) annually.
UNA Apartments is a 12-storey residential building that was designed to draw investors money into the area. It features studios and 1-bedroom apartments that are designed for co-living and co-working purposes. This makes UNA Apartments more than just an affordable option to reside in – it’s also a social hub that unites young professionals under one roof where they can live and work in a balanced and relaxed way. The complex also features a number of amenities as well as entertainment and leisure options, including creative and reading zones, a cinema, and even a concierge service.
Renting a one-bedroom apartment in UNA Apartments costs about AED 32,000 ( USD 8,700) annually. Studios are cheaper with the average rental price starting at AED 25,000 (USD 6,800).
