Emaar's first large-scale villa community in Dubai, featuring an 18-hole golf course, Dubai Polo & Equestrian Club, established neighbourhoods, and some of the city's largest residential plots.
Arabian Ranches is a gated villa and townhouse community in Dubailand, developed by Emaar Properties. Launched in 2004, it was Emaar’s first large-scale villa masterplan in Dubai. The success of the original community was later followed by Arabian Ranches 2 and Arabian Ranches 3, creating a collection of three master-planned communities under the Arabian Ranches name.
The first phase is fully built and available exclusively on the resale market. Larger plots, mature landscaping, and low-rise streets set it apart from many newer villa communities, while Mediterranean, Spanish, and Arabic-inspired architecture gives each residential cluster its own identity.
Arabian Ranches sits in Dubailand with direct access to Sheikh Mohammed Bin Zayed Road (E311), placing Downtown Dubai, Dubai Marina, and Dubai International Airport within roughly half an hour by car. DAMAC Hills, Motor City, and Dubai Studio City are all nearby.
Future connectivity is expected to improve with the Dubai Metro Gold Line, designed to connect Arabian Ranches with key areas across Dubai, including links to the Red Line at Jumeirah Golf Estates.
Arabian Ranches is centred around golf, equestrian facilities, parks, and family amenities. The community includes the Arabian Ranches Golf Club, an 18-hole championship course designed by Ian Baker-Finch, with a Spanish hacienda-style clubhouse. The Dubai Polo & Equestrian Club is another major feature, offering polo fields, riding facilities, restaurants, and equestrian events throughout the year.
Residential clusters have their own swimming pools, while the community includes landscaped parks, lakes, walking and cycling trails. The Ranches Souk provides supermarkets, cafés, restaurants, pharmacies, and everyday services.
Education is available within the community through Jumeirah English Speaking School (JESS), rated Outstanding by KHDA, and Ranches Primary School. Additional schools, clinics, and hospitals are located nearby.
Arabian Ranches consists exclusively of villas and townhouses, with no apartment buildings. Homes are spread across established clusters, each with its own architectural style, plot sizes, and layouts.
Townhouses are mainly concentrated in Al Reem, while the wider community includes villa neighbourhoods such as Alvorada, Alma, Al Mahra, Mirador, Mirador La Coleccion, Saheel, Savannah, Palmera, Terra Nova, Hattan, La Avenida, Aseel, Golf Homes, and Polo Homes.
| Property type | Bedrooms | Sale price (AED) | Annual rent (AED) |
| Townhouses | 2 – 4 | ~ 2.5M – 5M | ~ 120K – 180K |
| Villas | 3 – 7 | ~ 5M – 25M+ | ~ 220K – 500K+ |
Prices vary depending on the cluster, plot size, renovation status, views, and proximity to the golf course.
Arabian Ranches is a freehold area with an established resale market built over more than two decades. As one of Dubai’s earliest Emaar villa developments, it has a long transaction history and a large selection of completed residences.
The demand is supported by limited new supply, mature landscaping, established amenities, and Emaar’s reputation. With more than 4,000 homes, Arabian Ranches remains one of Dubai’s largest completed villa destinations.
