Mudon is a gated family-friendly community with a distinctive suburban feel that is nestled within Dubailand, which is a major area on the outskirts of Dubai. The development is managed by Dubai Properties and primarily consists of low-rise residences with ready-to-move-in and off-plan properties, including villas, townhouses and apartments in Mudon Views. Other sub-communities within Mudon include Arabella Townhouses, Naseem, Al Salam and Rahat.
The vast complex has gorgeous landscaped gardens with a diverse range of properties, as well as community support that has put the area on the radar of investors along with families looking for detached homes with plenty of space.
Mudon, which means “cities” in Arabic, was initially designed to replicate the five most prominent cities in the Middle East, and was originally supposed to cover an area triple the size of what it actually turned out to be. The developer changed the concept as time went on, although they left the traditional Arab architectural style of the buildings amongst a contemporary community setting.
The range of property is as diverse as the people who live in Mudon, from western expats to families who come from the Gulf region. There are modern apartments and duplexes overlooking the gorgeous green park, as well as semi-detached townhouses and Arab-themed villas that all make up the development.
Located at the intersection of Emirates Road and Al Qudra Road, which are both part of some of the most vital transport links in Dubai, Mudon has plenty of convenient connections to the rest of the city. The community is covered by a comprehensive security network and provides an excellent level of fire safety.
Dubai Properties, the master developer of the Mudon community, can be considered as one of the flagship developers in Dubai that has drastically changed the city landscape for the better. Since 2002 the company has developed many award-winning residential projects, such as Emaar Beachfront, Golf Place, Il Primo and BLVD Heights.
Mudon is adjacent to Arabian Ranches, Dubai Studio City and Remraam, and the development has easy access to Umm Suqeim Street, Al Qudra and Emirates Road. Sheikh Mohammed bin Zayed Road can be reached within a 5-minute drive and Jumeirah Beach Road is only 15 minutes’ away. One can reach the following landmarks within the below mentioned time frame:

Mudon has more than 10 swimming pools across the site, as well as sports courts and multiple playgrounds for kids. The development also provides recreational and sporting activities, as well as simply being an attractive setting for a long walk. Mudon is the perfect choice for those who prefer living in detached homes or simply want a larger property to rent or to buy. Well-maintained properties in this new development generate around 6.9% rental return (for a 3-bedroom villa) which is a fairly high level of ROI in Dubai.
At the beginning of 2020, during the pandemic outbreak, Mudon appeared to be the third most in-demand area after Dubai Marina and Palm Jumeirah in terms of secondary sales transactions, leaving the prestigious Dubai Downtown behind, which came in at number four.
The most popular areas to buy and rent are Mudon Views, with a selection of 1-3-bedroom apartments and two-level duplexes, as well as Arabella Townhouses, which is another sub-community that offers 2-6-bedroom townhouses including detached units.
The multi-family apartment complex of Mudon Views is made up of five mid-rise buildings, equipped with a comprehensive security system, covered parking and concierge services for all its residents. The statistics of 2020 sales showed that residents choose Mudon Views mostly for purchase rather than to rent. This is due to some parts of the development still under construction and available to purchase at special off-plan prices, which are normally lower than the value of the handed-over units.
Arabella Townhouses has been delivered in several phases and now offers ready-to-move-in townhouses in 3-bedroom layouts, semi-detached townhouses with three and 4-bedrooms and five 5-bedroom stand-alone villas.
The next most popular sub-communities of Mudon are Naseem, Al Salam and Rahat. Naseem includes 240 villas in 3-5-bedroom layouts with spacious backyards. Al Salam, which is from the initial stages of the Mudon development, presents over 390 townhouses with 4-bedrooms. In Rahat, buyers may choose an excellent home for a large family from 362 detached villas ranging from three to 5-bedrooms.
Prices for renting a property in Mudon begin from AED 39,000 (USD 10,600) per year for a brand-new 1-bedroom apartment covering 687 sq. ft in Mudon Views. The most favoured apartments for rent among tenants are 1 and 2-bedroom units.
The rental price for a 3-bedroom townhouse in Arabella Townhouses is around AED 120,000 (USD 33,200) and up to AED 190,000 (USD 52,000) a year for a generously sized 6-bedroom townhouse.
