About the Maldives

The Maldives, or the Republic of Maldives, is an independent island country in the Indian Ocean, located southwest of India and west of Sri Lanka. It consists of 1,192 natural coral islands, grouped into 26 atolls. Only 200 islands are inhabited, about 100 are developed as resorts, and the rest remain uninhabited.

The capital of the Maldives is Malé, where Velana International Airport is located. A flight here from Dubai takes about 4 hours, and a direct flight from the CIS countries and Europe is about 9-10 hours.

Tourism is the key industry of the country’s economy, which has been actively developing since the 1970s. Thanks to its pristine white beaches, azure waters, picturesque nature and tropical climate, the Maldives has gained worldwide recognition as a place for exquisite and romantic vacations. It is also a favoured destination for divers attracted to the rich underwater world. Due to its proximity to the equator, seasonal changes on the islands are minimal: the air temperature is around 33°C throughout the year and the water temperature stays about 27°C.

Infrastructure and entertainment of the Maldives

Besides beach holidays, the most popular leisure activities in the Maldives include surfing, diving and snorkelling around the coral reefs, where you can see the fascinating beauty of marine life.

The country also boasts numerous cultural and historical sights, markets, shopping zones and restaurants, including several underwater ones, to suit every taste:

The National Museum — a museum of history and culture built in the mid-20th century in Malé. It houses a wide range of artefacts from stone objects to clothing and furniture that belonged to sultans, plus ancient weapons and more. The museum is located at the famous Sultan Park, known for its lush greenery.

Islamic Centre — a majestic example of Islamic architecture with a golden dome and minaret, located in the north of the capital. It houses the largest mosque in the Maldives, with a capacity of over 5,000 people.

Darumavanta Rasgefanu Mosque — one of the oldest mosques in the Maldives, built in the 12th century. It is named after the ruler who converted to Islam, marking the country’s transition from Buddhism to Islam.

Tsunami Monument — a monument to the victims of the 2004 tsunami, which claimed the lives of over 200,000 people.

Majeedhee Magu — the main commercial street in the country’s capital and throughout the Maldives. It features a wide range of shops offering everything from looms and electronics to local perfumes, jewellery and clothing.

National Art Gallery Maldives — opened in 1999, the gallery exhibits local artworks from different centuries, as well as works by foreign artists.

Ithaa — the world’s first underwater restaurant, located at Conrad Maldives Rangali Island and built at a depth of 5 metres. Here, guests can enjoy not only exquisite dishes, but also the stunning view of the coral garden, marine flora and fauna.

Economic attractiveness of the Maldives

Property in the Maldives is an excellent option to receive lucrative rental income, as well as for personal holiday time. The property value here increases annually and the return on investment in resort properties can reach as high as 12-15%. In 2022, the Maldives welcomed nearly 1.7M tourists, and in 2023, the number of visitors increased to 1.9M. In order to develop the tourism sector, the government has begun attracting foreign investments. Foreigners can purchase property in the Maldives on a leasehold basis — limited ownership for a term of 50-99 years.

Properties available for purchase:

  • undeveloped islands
  • island with hotels
  • villas, bungalows, cottages
  • hotel apartments

Buildings on the islands are constructed from natural materials — wood, stone and coral. Eco-friendliness is combined with high technology and comfort: satellite antennas and Wi-Fi are installed in nearly every type of property. Many residences have their own swimming pool, garden and terrace.

Both ready-to-move-in and under-construction properties are available for purchase in the Maldives.
