Jumeirah Lake Towers (JLT) is a community set along the Gulf Coast where you can live, work and play. The area is built up with 87 towers consisting of apartments, offices and retail outlets, located around three lakes and a park area of 55,000 sq. m (590,000 sq. ft). The water bodies and landscaped areas of JLT cover a total of 730,000 sq. m (7,900,000 sq. ft). In total 80 towers are located around the lakes, and 7 are on the waterfront overlooking the island of Palm Jumeirah. The buildings range in height from 35 m to 45 m.
The tallest central structure of the community is Almas Tower which has 66 floors. The first tower in the JLT development was built in 2006, and by 2011 the complex was 80% complete. The project continues to evolve, albeit at a slower pace. The developer DMCC has recently announced a plan to create the tallest commercial tower in the world, the Burj 2020.
There are 26 clusters in total in Jumeirah Lake Towers. The infrastructure is represented by social facilities, hotels, supermarkets and public service amenities. More than 35,000 people live in Jumeirah Lake Towers permanently and there is a noticeable trend of population growth in the area.
JLT is located adjacent to the main highway of the city, the Sheikh Zayed Road which quickly connects the complex to other areas of Dubai, for exampleyou can reach Jumeirah Beach in just 10 minutes. Public transportation is represented by metro stations and bus stops. Depending on the residence in a particular cluster, the nearest metro stations are DMCC or Sobha Realty.
Almost every cluster has a kindergarten and early learning center. Schools are located in nearby neighbourhoods and are generally just a 10-15 minute drive away. There are university campuses in the area, across from JLT is Knowledge Park with branches of international institutions of higher education, as well as several comprehensive medical centers, including Armada, Optimum Diagnostic Clinic and many more.
The JLT district is considered one of the most attractive for real estate investment. This is due to the fact that Dubai residents and guests willingly buy and rent apartments here. The area has lots of advantages for people who want to live and work in one place with a developed infrastructure.
Most importantly, with the support of the Dubai government, the area has created a free zone for doing business. This strategy has attracted many companies to set up their offices in Jumeirah Lake Towers. The system of licensing and business registration is simplified here, and commercial real estate in JLT can be purchased freehold.
Profitability from investments of apartments in JLT reaches 7.4% per annum. The fastest return on investment is with studios and one-bedroom apartments, compared with the profitability of apartments with four bedrooms which is 5.2%. However, property prices here are lower than in the city center or in areas with access to the sea. Apartments purchased can be rented out, with the average price for a one-bedroom apartment being AED 52,000 (USD 14,158) per year.
The residential properties in the JLT area include studios, apartments with 1 to 6 bedrooms and penthouses with 3 or 4 bedrooms.
