Jumeirah Islands is a residential project located in Dubai. It was implemented in 2006 by Nakheel Properties. The archipelago includes 50 artificial islands with access to lakes. For educational institutions, residents can travel to nearby communities, and some schools offer shuttle services to Jumeirah Islands. The nearest learning facilities can be reached within a 15-minute drive and include Chubby Cheeks Kindergarten, Kids Kingdom, Dubai British School, and Emirates International School. For medical care, residents can go to Al Zahra Hospital, NMC Family Clinic, Saudi German Hospital, and Life Medical JLT, which are located within a 10- to 15-minute drive. Dubai Marina Mall and Ibn Battuta Mall can also be reached within 10 minutes, and Al Sufouh Beach is situated within 15 minutes.
The Jumeirah Islands development is popular among investors due to its advantageous location and well-designed layout. It is located in a freehold real estate zone, which means that foreigners can buy properties to subsequently rent out. In addition, the purchase of real estate worth more than AED 2,000,000 (USD 550,000) provides the chance to apply for a visa.
Spacious villas are located in a unique location surrounded by lakes, which provides the opportunity for investors to generate a passive income through the long-term rental market. Villas cover an area of up to 10,000 sq. ft. Annual rental rates start at AED 220,000 (USD 61,000), and purchase prices start at AED 4,700,000 (USD 1,300,000).

The Mansions is a community of detached four- to five-bedroom villas that include staff accommodations. There are also a limited number of five- to seven-bedroom villas that range in size from 11,000 sq. ft to 17,000 sq. ft. Annual rental rates start at AED 430,000 (USD 118,000).

The Pavillion is a community centre situated in the community. It is home to the Jumeirah Islands Club, which is known for hosting sports, family, and entertainment events. Isola Ristorante and Joe’s Backyard are open to the public, and there are several barbecue areas located throughout the neighbourhood. The club also hosts pool parties and fitness classes.
