Jumeirah Islands is a residential project located in Dubai. It was implemented in 2006 by Nakheel Properties. The archipelago includes 50 artificial islands with access to lakes. It’s a unique place to live given its surroundings. The islands have a total of 736 properties, including villas and townhouses that range in size from 5,100 sq. ft to 7,200 sq. ft.
The residential buildings feature six different styles of architecture, and each cluster is united by a common theme. For example, clusters include Mediterranean, Eastern, European, and modern styles. Each area is unique and differs in design and layout. The buildings are adjoined by gardens and swimming pools.
Clusters are situated on 46 circular islands, and each one is a gated complex with 16 residential units. Villas were built in a circle and have public areas in the centre. The islands are connected by highways and bridges. The plots of land are surrounded by artificial lakes with seawater. There is a shopping and entertainment zone with cafes, fitness clubs, and beauty salons.
Jumeirah Islands are located on the coast of the Arabian Gulf. The community has good transport accessibility. Residents have easy access to Sheikh Zayed Road and the Dubai Marina area. Mohammed Bin Zayed Road can be reached within an 11-minute drive of the islands. Parking is available at each villa. Residents have direct routes to neighbouring areas, such as Jumeirah Beach Residence, Dubai Media City, and Internet City.
For groceries and household goods, residents can shop at Carrefour, Dominion, and Choithrams, which are situated within a 10-minute drive of the villas. For educational institutions, residents can travel to nearby communities, and some schools offer shuttle services to Jumeirah Islands. The nearest learning facilities can be reached within a 15-minute drive and include Chubby Cheeks Kindergarten, Kids Kingdom, Dubai British School, and Emirates International School. For medical care, residents can go to Al Zahra Hospital, NMC Family Clinic, Saudi German Hospital, and Life Medical JLT, which are located within a 10- to 15-minute drive. Dubai Marina Mall and Ibn Battuta Mall can also be reached within 10 minutes, and Al Sufouh Beach is situated within 15 minutes.
The Jumeirah Islands development is popular among investors due to its advantageous location and well-designed layout. It is located in a freehold real estate zone, which means that foreigners can buy properties to subsequently rent out. In addition, the purchase of real estate worth more than AED 2,000,000 (USD 550,000) provides the chance to apply for a visa.
Spacious villas are located in a unique location surrounded by lakes, which provides the opportunity for investors to generate a passive income through the long-term rental market. Four-bedroom villas have a return on investment rate of 4.7%, and the annual rental rate for a property starts at AED 180,000 (USD 50,000).
The European Cluster has villas that were designed using a classic style of architecture. Exteriors are reminiscent of French and Spanish mansions owned by aristocrats of past centuries. Interiors also have classic designs and feature spacious rooms with high ceilings and terraces that offer beautiful views of the lake and Dubai. Four- to five-bedroom villas are located on plots with swimming pools. Properties can be purchased in the European cluster for AED 5,900,000 (USD 1,600,000), and the average annual rental rate is AED 500,000 (USD 138,000).
