Some of the most sought-after neighbourhoods and communities in Ajman are the following:

  1. Al Nuaimia — is a mixed development neighbourhood with many skyscrapers, located on the border of Ajman and Sharjah. It is near the coast and the beach and has a well-developed network of roads. There are many supermarkets, retail outlets and educational institutions, including the British International School. According to Bayut’s 2022 report, Al Nuaimia has become the most popular neighbourhood in the emirate for apartment rentals. The city is known for its affordable housing prices. The average price to buy a 1-bedroom apartment is AED 180K (USD 50K), while yearly rent is approximately AED 18K (USD 5K). The return on investment can be as high as 10 %.
  2. Ajman Downtown — was the most popular neighbourhood to buy an apartment in, in 2022, according to Bayut. It is a prestigious, family-oriented neighbourhood with a wide range of modern complexes equipped with elite amenities. One of the best hospitals in the emirate, Thumbay Hospital, is located here, as well as business centers, Zorah Beach, parks, and relaxation zones. The average cost of buying a 1-bedroom apartment in Ajman Downtown is AED 190K (USD 52K). Yearly rental prices start at AED 20K (USD 5.4K), with an ROI of up to 10.5 %.
  3. Corniche Ajman — is a beachfront community with premium real estate, currently under construction. The development is dominated by mid-rise buildings and skyscrapers. Corniche is the tourism center of Ajman and one of the most popular neighbourhoods to purchase an apartment in. The minimum price for a 1-bedroom apartment is AED 450K (USD 123K), while the minimum yearly rental price for similar properties is about AED 11K (USD 3K).
