Beach Hills Villas is a limited collection of exclusive 4-bedroom villas by Al Zorah Development Company. The residences are located along the untouched shore with panoramic bay views and beach access.

You can choose from two types of villas – simplexes and duplexes, each about 6,760 sq. ft in size. The simplexes are located in the 2nd and 3rd rows of the development on massive 12,400 sq. ft plots. The duplexes are situated in the 4th row, with plot sizes starting from 7,211 sq. ft. The residences are spaced 16.4 ft apart, ensuring unobstructed bay views for all.

In March 2024, the developer released just four exclusive 4-bedroom duplex villas. The size of the properties is 6,801 sq. ft.

These exceptional villas feature rooms for staff and drivers, spacious terraces, inner courtyards, and laundry and dressing rooms. Duplex villas are additionally equipped with a game room for entertainment. Some residences include private pools.

As of Q2 2024, a duplex villa in Beach Hills Villas can be bought for a minimum of AED 9M (USD 2.45M).

In the exclusive community of Beach Hills Villas, residents can enjoy their private beach and pools, jacuzzis and walks among the landscaped gardens, in addition to the panoramic bay views from their villas every day.

Foreign owners of a residence in Beach Hills Villas will be eligible to apply for a 10-year Golden visa. This visa extends to family members and domestic staff, and can be renewed an unlimited number of times as long as they remain the property owner.
