Emirates Hills is an area of low-rise real estate 19 km west of Dubai that is known for its spectacular gated golf community and a valley of luxury villas. Residential buildings here are limited to two stories in height and the villas are located around an 18-hole golf course that was created with the participation of Colin Montgomery, an 8-time winner of the Order of Merit of the European Tour. The mission of the project developers was to create a space for living with modern amenities, but still within close proximity to nature. Emirates Hills is inspired by the prestigious Beverly Hills neighbourhood in California and has attracted many world famous celebrities to buy villas here.
The project was launched by Emaar in 2003, where they chose a hilly area that was ideally suited for golf. Emaar gave the opportunity for interested buyers and investors to buy not only ready-made villas, but also plots of land for the construction of homes on an individual plan. This explains the variety of architectural styles of buildings in the renowned community. A third of the community is taken up by water bodies and green areas, where gorgeous artificial ponds, canals and lakes have been created in the area, along with meticulously kept landscaping.
There are 600 villas ranging in size from 1,115 sq. m to 7,200 sq. m (12,000 sq. ft to 77,000 sq. ft). There are also five-star resort hotels, such as the Address Montgomerie situated in the complex. The social infrastructure is represented by kindergartens, schools and clinics. The educational institutions based in Emirates Hills include Raffles Nursery and the Dubai British School which both teach the British and International curricula. The community is extremely well connected as there is an exit to the main highway Sheikh Zayed Road in the same area. Downtown Dubai can be reached in 20 minutes’, and Dubai International Airport is about 30 minutes’ away.
The Emirates Hills area was conceived as an area of profitable foreign real estate investment. The value of the villas are gradually increasing due to the popularity of the well established gated golf community and the developed infrastructure. Residing here allows residents the opportunity to take a break from the megalopolis, and surround themselves in nature and sports activities. The density of development is low as each villa is surrounded by land no less than 1,115 sq. m (12,000 sq. ft).
The district is a Freehold zone, in which foreigners are free to both buy and sell real estate. The return on investment for villas in Emirates Hills is 3.3%. However the community holds the title of the most prestigious suburb of Dubai. The average price for a villa with five bedrooms is AED 20,700,000 (USD 5,636,000) with the cost of renting a similar facility is around AED 705,000 (USD 191,938) a year.
The area was originally attractive because it was possible to buy a plot for residential construction. The Emirates Hills had the highest prices for villas on the secondary market. For example, a villa of 1,653 sq. m (17,800 sq. ft) sold for AED 64,000,000 (USD 17,424,000).
The neighbourhood is populated with villas of different layouts and properties range in size from 3, 4, 5, 6 and 7 bedrooms. The most spacious units with over 8 bedrooms can be found here as well, but they are hard to come by. The villas are located in sectors, each of which has a specific development plan and letter designation, for example A, B, C and so on. Sectors differ in their distance from the golf course. The neighbourhood includes the communities of Montgomerie Hills, Dyaar Al Hambra, Signature Villas, and Montgomerie Maisonettes which houses signature villas.
Projects:
The main attraction of Emirates Hills is considered the golf course Montgomerie Championship. There are two golf clubs operating in the area and there are also a variety of sports facilities, including basketball and volleyball courts, cycling paths, areas for yoga and fitness and swimming pools which are all on-site.
