Al Barsha is one of the most well known commercial and residential districts in Dubai. The large community consists of many hotels, restaurants and shopping centres. Residents of Al Barsha district have access to the metro, supermarkets, schools and hospitals. According to Bayut’s Market Report for 2020, Al Barsha is the third most popular community with luxury villas and apartments among residents in the city.
The district consists of five neighborhoods: Al Barsha First, Al Barsha Second, Al Barsha Third, Al Barsha South and a new developing neighborhood, Barsha Heights. The majority of the multi-apartment buildings, shops and restaurants are situated in Al Barsha 1 and Barsha Heights and the villas are primarily built in Al Barsha 2, Al Barsha 3 and Al Barsha South.
From Al Barsha residents can quickly and easily reach any part of Dubai due to the ideal location between two major highways – Al Khail Road and Sheikh Zayed Road. Moreover, Al Barsha 1 has two metro stations: Mall of the Emirates and Sharaf DG within close proximity. Between Al Barsha South and Mall of the Emirates there are a number of public buses running through the area, buses J01 and F32 will get you to and from the mall from Al Barsha. One can take the bus routes from Mohammed Bin Rashid Housing, Aswaaq Mall and Dwight School Dubai bus stations. From Al Barsha 3 one can take the F33 bus from Emirates ID Centre, Bin Lahej Mosque and other bus stops which are named after the streets where they are located. The same bus (F33) can also be taken from Street 43 Park 3 or Street 43 A1 bus stations at Al Barsha 2 to Mall of the Emirates. Dubai International Airport is a 25 minute drive away.
Dubai Internet City is in close proximity to the community where many leading IT companies such as Dell, Microsoft, IBM, HP, Sony Ericsson, Cisco, Canon and Siemens have their regional offices located.. The northern part of Al Barsha is also adjacent to the districts of Al Quoz Industrial, Al Sufouh and The Greens. To the south, the area borders Jumeirah Village Circle, Motor City and Arabian Ranches.
Al Barsha offers several schools and kindergartens for families with children. Cherry Town Nursery in Al Barsha 1 teaches children according to British EYFS early years development program. There are also nurseries, such as Dewdrops Nursery and Seashells Nursery.
Children of school age can attend King’s School in Al Barsha 3, which follows the British curriculum. GEMS Dubai American Academy, situated in Al Barsha 1 follows the American IB program and is one of the most popular American schools in Dubai according to the KHDA rating 2020 report. The district also includes GEMS Al Barsha National School, Safa Community School, Nord Anglia International School Dubai, Brighton College Dubai, Dwight School Dubai just to name a few. For those who want to explore higher education or retraining, there is an international branch of Middlesex University London, MODUL University Dubai and American University of Dubai that offer numerous subject options for potential students.
Al Barsha district has the best in class medical centers such as Aster Clinic, Mediclinic Parkview Hospital and IMC Medical Center. The Saudi German Hospital and Al Zahra Hospital are available for providing emergency medical care to residents of Al Barsha Neighbourhood.
Al Barsha Pond Park has a beautiful large lake where visitors can rent a boat or catamaran and is located at the intersection of Al Barsha 1, Al Barsha 2 and Al Barsha 3. There are running and cycling tracks around the lake as well as tennis courts, basketball courts, fitness equipment and children’s playgrounds. On Saturday’s Al Barsha Pond Park offers a Ripe Market, where one can buy various nick nacks from independent local stalls and visit children’s parties and free yoga classes. In the evening visitors can have dinner outdoors and watch a movie in the free cinema space.
Fitness First and Gold’s Gym are the premises available for fitness and exercise in the district. If residents want to relax after a workout, they can visit the onsite spas; Dollhouse Salon, Tips & Toes Spa and Posh Beauty Salon.
Mall of the Emirates attracts visitors and residents from all over Dubai and is situated in Al Barsha 1. There are more than 600 different clothing, footwear, electronics and household appliance stores in the mall as well as the large hypermarket store, Carrefour. There is an indoor ski resort, Ski Dubai, VOX Cinemas, a drive-in cinema and Dreamscape VR adventure park.
Other shopping malls in the district are Al Barsha Mall, Galleria Mall and My City Centre Al Barsha, which are located in the south. Restaurants in the area offer a variety of cuisines. The Taiwanese diner Din Tai Fung is the most popular place among residents. If you want to try Pakistani cuisine, you can go to Samarkand and Wakha restaurants. In Barbeque Nation (Indian restaurant) dishes are cooked on a barbecue in front of diners, and then served on a smorgasbord. Two other restaurants that serve Indian snacks are Calicut Notebook and Motafish Restaurant. If you fancy a sweet treat like desserts and milkshakes, you can visit the Shakeism Milkshakes Cafe.
Dubai Miracle Garden is located in Al Barsha South. Here visitors can see exquisite displays made of 50 million beautiful living flowers. There is another attraction across the road – Butterfly Garden, which has more than 35,000 species of butterflies in 9 domes.
The Al Barsha district offers a variety of real estate: cozy studio apartments, spacious apartments and luxury villas. The purchase price for furnished studios with a property size of 400 sq. ft starts from AED 260,000, USD 17,000. Owners of villas with a property size of 13,595 sq. ft and a private swimming pool can ask up to AED 14,000,000, USD 3,900,000.
The district is situated in the centre of Dubai and provides easy access to commercial centers such as Dubai Media City, Dubai Internet City and Jumeirah Lake Towers as well as tourist areas; Dubai Marina and Jumeirah Beach Residence. As a result, real estate here is in high demand among both buyers and tenants.
Residential property investment profitability depends on the location, the number of bedrooms and onsite facilities. In the case of buying a 7-bedroom villa, the profitability constitutes around 2.6% or above per annum, and for renting a studio apartment, the owner can expect a profitability rate of up to 6.8% per annum.

The neighbourhoods Al Barsha 1 and Barsha Heights include the largest concentration of commercial real estate, so they are the perfect choice when it comes to looking for a home for people who prefer a fast paced lifestyle and do not want to spend a lot of time on the road traveling to work. According to information on Bayut, the most popular property among tenants and buyers in this area are apartments with two bedrooms.
Al Barsha 2, Al Barsha 3 and Al Basha South neighborhoods have a suburban quality to them and are popular among families who prefer comfort and tranquility. According to Bayut, the most in demand properties here are villas with three bedrooms. However due to the popularity both villas and apartments are also selling here but apartments in these neighbourhoods are cheaper than in Al Barsha 1 and Barsha Heights.
Property in Al Barsha 1, 2 and 3 can be purchased only by UAE citizens. The exception is Al Murad Tower in Al Barsha 1, where apartments are available for any foreign citizen to acquire. Furthermore, foreigners can buy real estate property in Barsha Heights and Al Barsha South.
Al Barsha offers many options for renting real estate by management companies. The owner does not have to look for tenants as this is managed by the company, they only need to invest in the apartment and then receive a stable revenue from the lease. Usually the rental payment is paid in one transaction annually to the Landlord or Owner, however it is possible to choose quarterly or monthly payments upon agreement between both the tenant and the owner.
