Damac Hills is one of the most well-known residential areas of Dubai. Developed by DAMAC Properties, the community includes 390 hectares of land and has a wide selection of residential and commercial properties. The project was launched in 2013, and by September 2019, 16,000 villas were completed and another 44,000 units remain under construction.
Damac Hills offers many housing options, including studios, villas, townhouses, and apartments with one to four-bedroom floor plans. The community is located next to Trump International Golf Club, which features an 18-hole golf course. It is the first golf club of its kind in the Middle East, and in 2016, it was recognized by “The Best Golf Project in the World.”

The nearest metro station can be reached within a 20-minute drive of the community. According to Bayut, the most popular community in Damac Hills is Topanga Villas. The project includes villas with three and four bedrooms with a variety of floor plans ranging in size from 148 sq. m. to 337 sq. m. The cost of a property starts at approximately AED 1,500,000 (USD 408,400). Those interested in renting a property in this community can expect to pay between AED 90,000 and AED 120,000 per year.
The second and third most popular sub-communities are Pelham and the Field. Pelham is a collection of villas and townhouses with varying styles and layouts. Three and four-bedroom villas range in size from 208 sq. m. to 559 sq. m, and a townhouse ranges in size from 223 sq. m. to 251 sq. m. The initial cost for a property starts at AED 2,475,000 (USD 674,000).
The Field offers three to six-bedroom villas for sale or rent. Depending on the price, the property may include a private swimming pool, spacious living and dining rooms, and covered parking spaces. In addition, private garden plots are also available at the Field. The average size of a villa ranges from 250 sq. m. to 759 sq. m., and the cost ranges from AED 2,400,000 (USD 653,400) to AED 14,000,00 (USD 3,812,000). Currently, the annual rental price for a five-bedroom villa ranges from AED 142,000 (USD 38,700) to AED 300,000 (USD 81,700).
The Loreto sub-community consists of studios and apartments with one and two bedrooms, as well as several townhouses. The cost for a property starts at AED 450,000 (USD 122,500), and the average annual rental price is approximately AED 20,000 (USD 5,500).

Damac Hills is located near other residential communities, such as Mudon, Remraam, DWC Golf City, Arabian Ranches 1 and 2, Dubai Sports City, Dubai Investments Park, and Dubai Motor City. These neighbourhoods can be reached within a 15-minute drive of Damac Hills. Residents can also access Dubai Marina, Downtown Dubai, and International City within a 30-minute drive.

Families with children can take advantage of nearby daycare providers and schools. CreaKids Daycare is a popular preschool following the Norwegian curriculum, which provides quality education for children up to six years of age. The area also offers Blossoms Mudon and The Wonder Years, as well as a kindergarten near Golf Horizon.
The Jebel Ali School is located near Hessa Street and follows the British curriculum up to ninth grade. There is also South View School that follows the British curriculum from Entry Level Training (EYFS) up to eighth grade. And, the nearest universities are located within a 20 to 30-minute drive of the community.
For medical services, residents can go to Mediclinic Parkview Hospital, which offers an extensive outpatient department, intensive care unit, and pharmacy, as well as emergency services and radiology departments. The hospital, located within a 20-minute drive of the community, also provides outstanding services for gynaecology, family medicine, and paediatrics. Additionally, the Emirates Hospital Day Surgery and Medical Centre in Dubai Motor City offer advanced and comprehensive medical services in the area.
Trump International Golf Club attracts many visitors to Damac Hills. The club’s 18-hole golf course covers almost 75 sq. km. Residents can play golf and learn how to perfect their swing at the golf academy. The club also offers restaurants and community event spaces.
Damac Hills also features the man-made Malibu Bay beach, which opened its popular wave pool in November 2020. The size of the pool is 2,295 sq.m., which is almost 1.5 times larger than a professional ice hockey rink. The waves are created using a huge ball that rolls back and forth within an enclosed space located at the centre of the pool.
The area is a family-friendly community with many specialised events for children. Residents have access to a wide range of themed recreation and sports facilities, such as a badminton court, cricket pitch, basketball court, and tennis academy. Damac Hills Park also features a stable, skate park, petting zoo, ice rink, and dog park, as well as several lakes for boating and fishing.
Damac Hills was designed for luxury; however, the property prices continue to remain affordable. People living in Damac Hills can enjoy a variety of nearby amenities, including spas, wellness centres, shopping centres, entertainment attractions, and outdoor sports areas. The area is known as one of the most popular places to buy property in Dubai, and it is known for being a quiet neighbourhood with easy access to many of the city’s major highways. Popular sub-communities in Damac Hills include Golf Promenade, Golf Vista, and Trinity.
The investment cost for studios and apartments range from AED 340,000 to AED 2,300,000. Investors can also choose from a selection of villas with three to six bedrooms. The initial purchase cost for a villa starts at AED 1,200,000. Prospective buyers can also purchase move-in-ready townhouses, which were built in clusters and have the option to come fully furnished. The initial cost of a townhouse is approximately AED 1,400,000, while a larger five-bedroom townhouse with an area of 316 sq.m. starts at AED 3,500,000.

The annual rental price for a studio ranges from AED 20,000 to AED 40,000. The annual rental price for an apartment with one to two bedrooms ranges from AED 64,000 to AED 85,000, and units with a three-bedroom layouts range from AED 88,000 to AED 135,000.
Damac Hills also offers spacious townhouses or villas located in 26 separate sub-communities. The annual rental price for a three-bedroom townhouse starts at AED 108,000 and units with five bedrooms start at AED 180,000.
The annual rental price for a three-bedroom villa ranges from AED 110,000 to AED 140,000, and the price for a four and five-bedroom villa ranges from AED 150,000 to AED 190,000.

The highest return on investment in Damac Hills is approximately 6.1% for studios and one-bedroom apartments. Two and three-bedroom apartments offer a return on investment rate of approximately 5.5% and 5.4%, respectively.
The annual income from renting out a two-bedroom villa can bring in around 6.1%. Villas with three and four bedrooms can bring in 5% to 5.7% per year, and the payback rate of a villa with five to six bedrooms is 4.5% per year.
