Al Barari is an exquisite multi-use green community located in Nad Al Sheba, Dubailand. The master developer of the project is Al Barari Development Company, and GHD was appointed as the masterplan consultant. The Dubai branch of Mace International Limited, a UK-based company, has been involved in the construction, and PMC manages the landscaping and infrastructure. The total estimated cost of the project is AED 23.5B, and its total size is 15.3 million sq. ft.
Al Barari launched in 2007 and was fully completed in December 2019. The construction of the project took place in two phases. The first phase included the construction of around 300 villas and 34 botanical gardens. The second phase included the construction of three sub-communities (Seventh Heaven, the Nest, and Ashjar) with 300 apartments and 99 villas.
Al Barari literally means “wilderness,” which is fitting since 80% of the community features green spaces. It has the lowest density of an urban community in the UAE, and it offers multiple waterways, water cascades, freshwater streams, lakes, and themed landscaped gardens. The development’s concept focuses on eco-consciousness and nature. It was designed in accordance with the Environment Impact Assessment implored by Dubai Municipality in order to promote green living. In Q1 of 2021, it was observed that real estate transactions remained consistently high with approximately 10,000 units being acquired across the city, an increase of 5% year-over-year. Currently, the demand for completed properties (65% of transactions) is higher than off-plan sales.
