About Nshama real estate developer
Nshama is a young and popular Dubai real estate developer. The company was founded in 2014 by Fred Dury, who took over as CEO of the new company. Previously, the businessman worked for Emaar International, Dubai’s largest developer.
Nshama’s flagship project is Town Square Dubai.
It is a new district in the southwestern part of the city, at the intersection of Emirates Road and Al Qudra Road. The development of Town Square Dubai began in 2015 and covers an area of more than three million square meters. All the residential areas are filled with dense greenery, and there are athletic trails everywhere. All this is combined with a well-developed urban infrastructure – cafes, restaurants, stores and brand-name boutiques, cinemas, water parks, and stadiums.
Housing developments, built by developer Nshama, are focused on customers with average incomes. In addition, Nshama housing is attractive as a source of income, as it has a fairly high profitability. Apartments in a studio format bring in 7.4%. Townhouses with 3 bedrooms bring 7.6%. 2-bedroom apartments can earn 6.8%.
The developer in Town Square Dubai is now doing a number of other projects. Here are the most popular ones.
Sama Townhouses
- A complex of two-level townhouses. Offers homes with 3 and 4 bedrooms.
- The size of a 3-bedroom townhouse is 200 square meters and a 4-bedroom is 225 square meters.
- All houses have a maid’s room. There is double parking on the ground floor. There is a garden in front of the house.
- The residence is located within walking distance of the park. Nearby there is a sports complex, swimming pool and several playgrounds for children.
- Prices start from AED 1,300,000 (USD 350,000).

UNA Apartments
- This is a 12-story building built in a “co-living” format with residential apartments upstairs and public space (about 900 square meters) below.
- The building has 192 studio apartments and 764 one-bedroom apartments.
- Studios range in size from 30 to 50 square meters. And 1-bedroom apartments range in size from 45 to 66 square meters.
- A studio will cost at least AED 450,000 (USD 120,000). Apartments with 1 bedroom will cost from AED 630,000 (USD 180,000).

Rawda Apartments
- Premium-level 1,2 and 3-bedroom apartments.
- Total floor area starts from 56 sq.m. in 1-bedroom apartments to 140 sq.m. in 3-bedroom apartments.
- The infrastructure around the houses is excellent. There isa park, boutiques, a cinema, a spa, and restaurants.
- The inner yard has children’s and adult pools, playgrounds, and a gym.
- Prices range from AED 760,000 (USD 206,000) for 1-bedroom apartments, AED 980,000 (USD 266,000) for 2-bedroom apartments and AED 1,300,000 (USD 353,000) for 3-bedroom apartments.
