Dubailand is one of the largest districts in Dubai and was originally designed as an entertainment center, combining recreational projects and large residential areas. The initial development was launched back in 2003 by Tatweer, a subsidiary of Dubai Holding with the cost of the implementation estimated at AED 236.2 billion. According to the original plan, Dubailand was supposed to occupy an area of 2,992,367 095 sq. ft and include 45 main developments and 200 subsidiary projects.
The development of the area was heavily affected by the economic downturn with the development being suspended in 2008 and the construction only resuming in 2013.

The tourist infrastructure of Dubailand is divided into six thematic zones (worlds), each of which features its own projects on a smaller scale:
During the construction not all Dubailand projects were completed according to the original plan. Some of them turned out to be so popular that they were separated from the area and promoted as individual communities, like Dubai Sports City, Dubai Motor City, and Arabian Ranches. The same trend is reflected in residential areas such as Mudon and Silicon Oasis.
As of 2015, around AED 202B was invested in the development of Dubailand. But even with such impressive funding, the execution of a number of projects, such as Pharaohs Theme Park or Six Water Parks had to be abandoned, as well as other developments, such as Legoland and DreamWorks Studio Theme Park which were moved to other areas.

Dubailand is situated close to the key highways of Dubai – Sheikh Mohamed Bin Zayed Road (E311), Emirates Road (E611) and Al Qudra Road (D63).
This location makes it easy to travel pretty much anywhere in Dubai or Abu Dhabi:
The most convenient travel option for Dubailand residents is to use personal transport. The area has access to Sheikh Mohammed Bin Zayed Road, which makes getting to any part of the emirate easily reachable. There are lots of parking spaces in the vicinity of the residential area and most of the apartment buildings are equipped with special covered parking lots. Residents and visitors can also use the hotels’ covered verandas or street parking.
There are very few options to travel to Dubailand using public transport. No metro stations have been constructed in the vicinity of the district yet, but there is bus No. 30, which can be used to get to The Dubai Mall, Liwan Entrance, Dubai Sky Courts, Academic City and Nad Al Sheba Road. One can also take a taxi, which is one of the easiest and most popular ways of traveling around the city, with the most common taxi services in the area being Uber and Careem.
Despite the Dubailand development occupying a significant area and is aimed at families with children, there are not as many kindergartens as you might expect. Residents can take their children to nursery at Chubby Cheeks in Skycourts Tower C or to Kids Zone Nursery in The Villa Community, and residents of Waha and Layan can apply to Step by Step Nursery. More kindergarten options are presented in the nearby Dubai Silicon Oasis.
The choice of schools in Dubailand are much more extensive:
Students living in Dubailand can choose one of the higher educational institutions in Dubai International Academic City – Zayed University, Emirates Aviation University and Heriot Watt University are all located opposite the Skycourts Towers and the Windsor community.
As for healthcare, Skycourt Tower D is home to the Ace Medical Center. Larger clinics and medical centers are also located in the neighbouring area of Silicon Oasis.
Dubailand is a huge district in all respects. Most of the commercial and entertainment projects in this residential area have already been launched.
Local communities have several popular shopping centers at their disposal:
The Dubai Mall is located in Downtown Dubai. The shopping center is the largest in the world and occupies over 12,916,692 sq. ft, comprising around 1,000 retail stores over 4 floors. The Dubai Mall also has an indoor theme park called Sega Republic, a children’s educational and entertainment center KidZania, a cinema complex, an ice skating rink and an indoor aquarium.
In addition to shopping centers, the residential area has an extensive selection of cafes and restaurants with Oriental, Italian, Indian, Japanese, Chinese and European cuisine. But those who would like to visit bars or lounge areas will have to travel to neighbouring areas such as Dubai Silicon Oasis or Sports City. There are several dining options located within a 15-30 minute drive from Dubailand, including The Els Club Golf Course, Kickers Sports Bar and Big Easy Bar and Grill.
Unfortunately, Dubailand does not have its own beach so the closest coastal area for swimming is Palm Jumeirah Beach, about half an hour’s drive away.
This residential area is a popular tourist destination with a huge number of attractions. There are 25 independent entertainment projects on the territory of the district, including parks, indoor and outdoor sports areas and walking areas. The most impressive ones are:
Lovers of sports and outdoor activities also have something to be excited about in Dubailand, as there is a 278,871 ft long Dubai Cycling Track in Al Qudra that runs right next to the residential area. The trail stretches into the depths of the desert, so riders will have the opportunity to enjoy the unique scenery of the wilderness whilst exercising on their bike.
Another popular destination for sports fans is the Hamdam sports complex which is home to a first-class gym and health club. Visitors can play badminton, basketball, tennis, volleyball, water polo, swim in the pool or do karate all under one roof. The complex also has the UAE Sports Academy, where one can take lessons in tennis, swimming and zumba, as well as many more activities.
There are also quite a few spas and beauty salons in Dubailand. Some of the best spa’s in Dubai are located next to Al Waha and Layan – The Heaven Spa, Sea Salt Spa, Nstyle Beauty Lounge and Belle Femme Salon just to name a few.
Dubailand has a huge variety of residential and commercial properties to choose from which include studio apartments, 1-3-bedroom apartments, 1-4-bedroom townhouses and 2-6-bedroom villas. There are both finalized and off-plan properties available in a significant range of prices for local residential property, from budget apartments to luxury property.

Despite the modest expenses by Dubai standards, one can achieve a very high return on investment which can range between 4-7%. Given the multiple tourist attractions in Dubailand, the demand for both long-term and short-term rental properties is very high.
The disadvantages of investing in Dubailand are also present:
Low liquidity. Despite all the economic benefits, further resale of property in Dubailand will take a long time.
Poor transport accessibility. To experience all the benefits of living in this area, one has to either own a car or regularly use taxi services as public transport options in Dubailand are very limited.
