Leading developers of Dubai – Emaar, Nakheel and Sobha Realty – set records for real estate sales in 2021

Emaar Properties has achieved the highest performance among the top three companies in Dubai. The developer reported around AED 33.76B (USD 9.19B) in sales in 2021, which is the highest ever recorded in the company. These results indicate a significant increase in sales by 209% compared to 2020 sales which amounted to AED 10.902B (USD 2.968B). This is the highest rate of real estate sales by the company since its foundation in 1997, which proves the continued trust of investors in the Emaar brand.

Another major achievement of the developer in 2021 was an increase of 80% in net profit, which amounted to AED 3.8B (USD 1.035B) compared to the net profit of AED 2.109B (USD 574M) in 2020. Emaar reflects reliable project implementation opportunities, as since 2002, the company has handed over more than 81,600 residential units in the emirate of Dubai and international markets. At present, 24,500 units have been developed by Emaar in the UAE and 10,700 units in global markets.

The development company has a unique feature to benefit from the fundamental changes in the real estate market. According to the founder of Emaar Properties, Mohamed Alabbar, Emaar has significant development potential, a high-quality customer base, a land bank and a dedicated and talented team that is constantly growing. All of the above allows the company to not only implement its clearly defined strategy, but to also make a steady profit for all interested parties.

The master developer Nakheel Properties also set a record for the sale of real estate in 2021. Luxury homes in Nad Al Sheba Villas were sold in January 2021 for a record amount of monthly sales – 133 transactions worth AED 342M (USD 93.11M). The new phase was launched after record sales in January and at the moment, half of the luxury family villas are occupied. In 2021, more than 800 units of real estate were sold in Nad Al Sheba Villas.

In the first half of 2021, Sobha Realty also set a record in real estate sales, as their sales amounted to AED 2B (USD 544.5M), and in 2022 the developer plans to implement projects worth a total of AED 3.67B (USD 1B). The developer attributed the sales value to high investor interest in the Sobha Hartland project in MBR City overlooking Downtown Dubai.

In November 2021 the developer announced that by mid-2022 the construction of a new 200-acre project in MBR City, next to Sobha Hartland, which also covers an impressive 184 acres, will be launched as well. The Hartland Sanctuary, which will be a large-scale project, will cost the company USD 4B. The developer is also launching a 240-meter, 60-storey super-luxury mixed-use tower on the Shaikh Zayed Road, which has been announced as an “S” project. Upon completion, the skyscraper will house Sobha’s corporate headquarters, where office space will occupy most of the building and sales will exceed AED 1B (USD 272.2M). This project is scheduled to be fully completed in 2024.
