Dubai's fastest-growing district centred around Al Maktoum International Airport, with established communities, major new developments and long-term infrastructure investment.
Dubai South is a 145 sq. km. district in south-west Dubai centred around Al Maktoum International Airport. Originally launched as Dubai World Central (DWC), it has grown beyond its aviation roots into a mixed-use area with homes, businesses, logistics facilities and commercial space.
Residential development is still underway across much of the district. Completed communities such as The Pulse sit alongside expanding neighbourhoods including Emaar South, South Bay and Azizi Venice. Dubai South also borders Expo City Dubai, one of the emirate’s leading business and exhibition destinations.
Dubai South is located in south-west Dubai, with direct access to Emirates Road (E611), Sheikh Mohammed Bin Zayed Road (E311) and Expo Road (E77). The nearest metro station is Expo 2020 on the Red Line, with bus services connecting it to Dubai South.
The RTA plans to extend the metro to Al Maktoum International Airport, while a separate rail link between Dubai’s two international airports is also planned. Until then, most residents rely on cars for daily travel.
Dubai South’s amenities are spread across its residential communities. The Pulse offers supermarkets, parks, sports courts, a mosque and The Pulse Boulevard retail centre. Emaar South is home to an 18-hole championship golf course, cafés, restaurants and everyday services, while South Bay features a 3 km crystal lagoon with private beaches and waterfront leisure facilities.
The area’s retail and education offering continues to grow as new communities are completed. Several shopping centres and schools are planned, but residents already have access to nearby destinations such as Ibn Battuta Mall, The Outlet Village and schools in Dubai Investments Park.
Growth in Dubai South is closely linked to the AED 128 billion expansion of Al Maktoum International Airport and ongoing residential development across the district. New communities, retail centres and commercial projects continue to be delivered, with further expansion planned over the coming years.
Resale activity has also increased as more homes have been completed across the district. The reports below track apartment and townhouse/villa resale transactions in Dubai South, including transaction volumes and average price per square foot.
