Located in Dubai, Al Safa is a dynamic neighbourhood that offers all of the necessary conditions for a comfortable stay. It is located near Sheikh Zayed Road, one of the city’s major thoroughfares, which provides easy access to other parts of the emirate.
The neighbourhood covers an area of 418 000 sq. ft, and a significant portion of it is reserved for recreational facilities. Local real estate consists of low-rise buildings that have villas and apartments.
Al Safa is divided into two communities: Al Safa 1, which borders Safa Park, and Al Safa 2, which borders Jumeirah 3. Both communities have a well-developed infrastructure and offer a wide range of facilities. All of the basic amenities are located in the area itself. However, residents can also take advantage of facilities in neighbouring communities.
The neighbourhood is home to many popular destinations, including:
Dubai Mall and Mall of the Emirates, two of the largest shopping malls in the city, can be reached within a 10- to 15-minute drive of the neighbourhood. For higher education, residents can go to the English College, Professional & Accountancy Centre, the College of Fashion & Design, and Toni Malt Makeup Academy, which can be reached within a short drive of the community.
The neighbourhood is located within a 10-minute drive of many beautiful beaches, including Kite Beach, Jumeirah Beach, and Sunset Beach, which offer a wide range of water activities.
Dubai International Airport can be reached within a 25-minute drive of the community.
Al Safa is home to mostly Emirati families, expats, and students.
Three-bedroom villas in the area have an average annual rental rate of AED 140,000, (USD 38,000), and four-bedroom villas have an average annual rental rate of AED 172,000 (USD 47,000). Five-bedroom villas have an average annual rental rate of AED 212,000 (USD 57,500), and six-bedroom villas have an average annual rental rate of AED 297,000 (USD 81,000).
Apartments for rent are predominantly located near Safa Park and have views of the Dubai Water Canal. Studios have an average annual rental rate of AED 40,000 (USD 11,000), and one-bedroom apartments have an average annual rental rate of AED 67,000 (USD 18,000). Two-bedroom apartments have an average annual rental rate of AED 93,000 (USD 25,000), and three-bedroom apartments have an average annual rental rate of AED 128,000 (USD 35,000).
Al Safa has a limited selection of properties that are available to buy since properties do not have freehold status. Currently, five-bedroom villas can be purchased for AED 16,700,000 (USD 4,500,000) and have a return on investment rate of approximately 5.7%.

Complexes in Al Safa have a modern style with European and Islamic cultural influences.
In particular, the community of Al Safa 1 offers units that are in demand among investors. Properties include detached villas and villa complexes. The most popular villas have three to six bedrooms, at least one parking space, balconies or terraces, and staff accommodations.
Some of the most sought-after complexes in Al Safa are Splendour Villas, Wasl Square, and Al Hala Complex, which are located in the community of Al Safa 1. Splendour Villas offer two-storey four-bedroom villas that have private pools and gardens. Wasl Square consists of three- to four-bedroom townhouses. Al Hala is a small complex with 16 villas that have private pools and an on-site gym.
A few popular complexes in the community of Al Safa 2 include Al Wasl Village and Bayti 22. Al Safa 2 offers four-bedroom villas that were designed to accommodate two families. Each one has a private garden, terrace, swimming pool, barbecue area, and laundry room, as well as staff accommodations. Bayti 22 features four-bedroom villas.
For recreational activities, residents of Al Safa can take advantage of Safa Park, which has jogging paths, sports facilities, children’s playgrounds, and barbecue areas. Visitors can also enjoy several cafes and restaurants.
In 2016, a water canal was built in Al Safa that features an artificial waterfall and fountains. The canal has become a major attraction and offers visitors and residents scenic views of the Dubai skyline and the surrounding landscaped areas.
The community of Al Safa 2 is also home to Splash’n Party, a children’s waterpark with water rides and various entertainment programmes. It is a popular place among locals and visitors alike.
