Ajman Uptown is a modern residential community located in Ajman, one of Dubai’s most comfortable and quiet areas. The project was developed by Sweet Homes Group. The development is being implemented in accordance with the master plan and is currently 80% finished.
During construction, there was particular attention given to creating an environmentally-friendly community. Ajman Uptown has already put into operation solar power plants and waste treatment systems.
Properties include villas, townhouses, and apartments, which have one- to five-bedroom layouts. Units are available to buy and rent. The architectural design features many French-inspired elements. One of the community’s unique features is the creative names given to its residential units, which differentiates them. Two- to three-bedroom villas are called Erica. Four-bedroom villas are referred to as Acacia, Begonia, Camellia, and Dahlia.
Two-bedroom apartments have a starting price of AED 300,000 (USD 82,000). Four-bedroom units cost AED 494,000 (USD 135,000), and five-bedroom villas cost approximately AED 800,000 (USD 218,000).

Location
Ajman Uptown is located near Sheikh Mohammed Bin Zayed Road, one of Dubai’s major thoroughfares. Emirates City is situated to the south of the community.
At the moment, residents can easily travel around using private transport or cabs. After the final realisation of the project, public transportation will be represented by the latest buses.
For groceries and household goods, residents can shop at Al Hooth and Ahleam Al Madina, which can be reached within a 10-minute drive of the community. Residents can choose from a selection of local restaurants and cafes, which serve Swedish, Indian, and Arabian cuisines. Lavender, Gazebo, and Qaser Al Jirf are situated within a 15-minute drive.
The nearest schools, Woodlem Park School and Avalon Heights, which offer a British programme, are located within a 15- to 20-minute drive of the residences. Ajman University can also be reached within the same amount of time.
For medical care, residents can go to Sheikh Khalifa General Hospital in the nearby community of Al Jurf.
Ajman China Mall is situated within a 15-minute drive of the community. The centre of Ajman is located within a 20-minute drive, and Dubai International Airport can be reached within a 30-minute drive.
Payback
Some of the units at Ajman Uptown are currently in the off-plan stage. These properties have led to an increase in the overall popularity of the community among Ajman real estate investors. The area continues to be developed with new infrastructure. The project will also include a community supermarket, a hospital, a school, two mosques, and much more. Accordingly, the demand for real estate here will grow.
Two-bedroom villas have the highest return on investment rate of 7.8%, and four-bedroom villas have a return rate of 7.3%.
