The Sheikh Zayed Road is the main road artery in the emirate of Dubai, and is also the longest, with a length of 55 kilometers. The highway did not have an official name until 1990, as back then people called it the “Dubai – Abu Dhabi Road”. After reconstruction in the 1990’s, the road was significantly widened, and roundabouts were replaced with road exits and junctions. The highway was then named after the first President of the UAE, Sheikh Zayed bin Sultan Al Nahyan.
As a part of the largest highway in the region, the E11 Sheikh Zayed Road starts from the Abu Dhabi border, runs along the coastline through the city, and ends at Sheikh Rashid Road.
Sheikh Zayed Road currently has twelve road lanes, making it the most important transport artery for the entire emirate, and also one of the busiest roads in the city. Being one of the busiest highways means there can be large amounts of traffic during rush hour. It may also be quite difficult to find a parking space along the lay-bys on the SZR Road, especially during weekends and peak times. However, there are parking facilities in residential buildings, office buildings and malls, as well as paid street parking.
One can get to the Sheikh Zayed Road by public transport and then proceed to move along the Sheikh Zayed Road by metro. The red line runs almost parallel with the entire street.

The most convenient way to get around Dubai is to rent a car, with the drive along the entire Sheikh Zayed highway in Dubai taking about an hour.
The business center of Dubai has been formed both along the Sheikh Zayed Road and around it. There are numerous offices and banks, as well as the World Trade Center, Dubai Media City, Dubai Internet City and the Dubai International Financial Center. The famous shopping centers of Ibn Battuta Mall and Mall of the Emirates, are also located along the road.

The largest shopping malls along the SZR are Times Square Center, Oasis Mall and Mall of the Emirates. Further south, towards the Jebel Ali area, there is the Dubai Marina Mall, set along the beautiful and very popular area of Dubai Marina. All of these malls offer a wide variety of high street and luxury brands, a variety of entertainment, and a wide selection of cafes and restaurants.

The Sheikh Zayed Road is one of the most famous highways in the UAE, and is locally known as the E11, connecting the two largest cities in the UAE; Dubai and Abu Dhabi. A lot of the main sightseeing attractions of the emirate are located right here, and with the area constantly evolving, we think there will be many more new attractions in the future. Some of the main business headquarters, shopping malls and other major projects are located here as well. This is a very attractive place for investment, as its real estate will always be in demand because of the good connectivity.
The SZR provides easy access to pretty much anywhere in Dubai. Residential properties in the area are popular with tenants, but only a few new projects offer freehold ownership. There is a wide selection of different apartments, from studios to four-bedroom apartments and penthouses, however, there are no villas or townhouses located along the Sheikh Zayed Road.
The average price for a one-bedroom apartment along the SZR is USD 240,000. The annual rental price for this type of property in this area is USD 19,000 which is an average ROI of 7.9%.

The Blue Tower is considered the most popular building on the Sheikh Zayed Road. It is a 72-storey building with both residential apartments and commercial premises. The annual rental price for a one-bedroom apartment in this project is USD 18,500.
Another popular project in the area is Park Place Towers, which is a 56-storey building with a variety of 1, 2, and 3-bedroom apartments. Two-bedroom apartment rentals are available for USD 24,500 per year.
The next on the list is Duja Tower. This skyscraper rises 195 meters above the ground and has 51 floors. The building faces the Dubai World Trade Center, and one-bedroom apartments can be rented for USD 19,000 per year.
