About the area

The Sheikh Zayed Road is the main road artery in the emirate of Dubai, and is also the longest, with a length of 55 kilometers. The highway did not have an official name until 1990, as back then people called it the “Dubai – Abu Dhabi Road”. After reconstruction in the 1990’s, the road was significantly widened, and roundabouts were replaced with road exits and junctions. The highway was then named after the first President of the UAE, Sheikh Zayed bin Sultan Al Nahyan.

As a part of the largest highway in the region, the E11 Sheikh Zayed Road starts from the Abu Dhabi border, runs along the coastline through the city, and ends at Sheikh Rashid Road.

Sheikh Zayed Road currently has twelve road lanes, making it the most important transport artery for the entire emirate, and also one of the busiest roads in the city. Being one of the busiest highways means there can be large amounts of traffic during rush hour. It may also be quite difficult to find a parking space along the lay-bys on the SZR Road, especially during weekends and peak times. However, there are parking facilities in residential buildings, office buildings and malls, as well as paid street parking.

How to get to Sheikh Zayed Road?

The business center of Dubai has been formed both along the Sheikh Zayed Road and around it. There are numerous offices and banks, as well as the World Trade Center, Dubai Media City, Dubai Internet City and the Dubai International Financial Center.   • Millennium Tower, completed in 2006, is a 60-storey residential skyscraper that houses two and three-bedroom apartments. The tower is 285 meters high and the complex includes a 10-storey car park.
  • Rose Tower is a 72-storey hotel in Dubai. Its construction lasted two years and was completed in 2006, but the official opening didn’t take place until December 2009. Until 2012, the hotel was considered the tallest in the world with a height of 333 meters. The Rose Tower was one of the first hotels in the emirate to allow the sale of alcohol.
  • The Burj Khalifa is the tallest building in the world, with a height of 828 meters. It is made in the form of a stalagmite and is famous for the world’s tallest spire (180 meters). The landmark houses a hotel, apartments and offices, and is attached to the world’s current largest shopping mall. The Burj Khalifa carries a communication function being equipped with telecommunication technology.

Economic Attractiveness

The Sheikh Zayed Road is one of the most famous highways in the UAE, and is locally known as the E11, connecting the two largest cities in the UAE; Dubai and Abu Dhabi. The Blue Tower is considered the most popular building on the Sheikh Zayed Road. It is a 72-storey building with both residential apartments and commercial premises. The annual rental price for a one-bedroom apartment in this project is USD 18,500.

Another popular project in the area is Park Place Towers, which is a 56-storey building with a variety of 1, 2, and 3-bedroom apartments. Two-bedroom apartment rentals are available for USD 24,500 per year.
