The Opera District is a neighbourhood located in the very heart of Downtown Dubai. Emaar Properties, the master developer of the Opera District, intends to make this sub-community the new artistic and cultural hub of the city by embellishing its social stage by providing a way to represent local talent via art exhibitions and other creative events.
Downtown Dubai houses the Opera District and is also home to the Burj Khalifa, the world’s tallest tower, and The Dubai Mall, the world’s largest shopping mall. The sub-community is also home to the world-famous Opera House that looks like a traditional sailing vessel known as a dhow. The Opera District is a place for some of the most promising and spectacular projects in the country, but it also has several luxury residential developments, including The Act towers, Il Primo and Opera Grand, just to name a few.
Residents and guests of the Opera District can enjoy a wide range of amenities and leisure options, including retail facilities, the opera theater itself, Emaar Square, art spaces, and spectacular views of the Burj Khalifa. Public transportation is easily accessible in this area, the Burj Khalifa metro station is just a 5 minute walk from the Opera House. Eventually, the Opera District is set to become one of the nine suburban Dubai projects around the tallest building in the world – ‘The Needle’ at Dubai Creek Harbour.
The most notable residential developments in the Opera District include Forte, Opera Grand, The Act towers, Il Primo, and The Address Residences. Most of these projects feature apartments with one to five bedrooms, while The Act also includes villas with three and four bedrooms.

For example, The Dubai Mall is located within a mere 15 minute walk, and if you fancy a day out at La Mer, Mall of the Emirates, or the Burj Al Arab, you will need to travel 20 minutes by car. Reaching Palm Jumeirah, The Walk at JBR or Ibn Battuta Mall can take up to a 30 minute drive, depending on traffic. Dubai International Airport is reachable within 15 minutes, while travel time to Al Maktoum International Airport takes about 45 minutes.
Along with luxury hotels and residential complexes, the Opera District will feature waterfront promenades, parks, a retail plaza, and a number of recreational spaces that can be enjoyed by absolutely anyone.
The sub-community also includes various cultural and leisure facilities. The Opera District is essentially built around the Dubai Opera which is a highly important aspect of the sub-community that is set to become a large cultural hub. Dubai Opera is a huge 2,000-seat theater that can rival the world-renowned Sydney Opera House in its design and capacity. Having been completed back in 2016, the Dubai Opera provides a multi-format space for entertainment that can be used for almost any type of event, not just the classic forms of performing arts. One of the elements that makes the building so unique and suitable for various types of performances is its floor mobility. One day it can be a theater, then the next, it can transform into an opera house, an exhibition space, or even a banquet hall. The rooftop of Dubai Opera has a beautiful restaurant and a sky garden that overlooks the Burj Khalifa, which is particularly magical at night. Having a dining venue and bar on-site means visitors can enjoy taking in a mesmerising performance or cultural programme downstairs, and then step into a gorgeous restaurant for an elegant dinner all within the same building.
Other cultural facilities in the area will include art-themed hotels, a museum, galleries and design studios.
The Opera District is still a developing sub-community of the Dubai Downtown master project, however, some of its properties have become very popular in terms of public demand.
Individuals or families that want to either move to the Opera District and become a part of its future cultural legacy or for those who want to invest in its real estate in the quest for future revenue, are primarily interested in Il Primo, Act One and the Opera Grand.
The 684-storey IL Primo skyscraper is located on the north side of the Opera District and offers 137 units, namely studios, 1-4 bedroom apartments and spacious 5-6 bedroom penthouses. Properties range in size from 488 sq.m. to 1,073 sq.m., which is why some units occupy an entire floor and others only half. Each apartment has a spacious balcony of 26 sq.m. or a terrace balcony of 66 sq.m.
The construction work is still ongoing, so interested buyers and investors can purchase their preferred unit off-plan with advantageous payment plans provided by the developer. Penthouses seem to be the most popular type of units in Il Primo, which cost about AED 20,500,000 (approx USD 5,581,000).

The Act One | Act Two complex has a height of 684 floors and offers 787 units, namely apartments with 1-4 bedrooms. The complex is now completed.One-bedroom units in this building currently cost around AED 1,500,000 (around USD 408,400). Considering the location and general prices in this area, this is quite a generous offer.

Opera Grand is a 684-storey skyscraper featuring 306 premium apartments with 1-5 bedrooms. In addition to residential space, the project includes various infrastructure and leisure facilities, including stores, restaurants, cafes and a large lobby. On the roof of the Opera Grand there is a swimming pool and a gym, with a spectacular view of the Burj Lake.
To date, all construction work is complete. The purchase price of the 3-bedroom apartment, which is the most popular among investors, is about AED 11,000,000 (USD 3,000,000).
