Za’abeel is a residential neighbourhood located in the east of Dubai. The community is one of the newer areas of the famous Bur Dubai with a total land area of 4 sq. mi.
The Zabeel District consists of two residential areas called Zabeel 1 and Zabeel 2, which both offer premium apartments, villas, townhouses and penthouses for sale and to rent. Additionally, the district is home to Zabeel Park and the famous Zabeel Palace.
The Za’abeel community is situated near the Sheikh Zayed Road (E11), Second Za’abeel Road (D73) and Oud Metha Road (E66) which are all major travel arteries within the city. Travel time to Dubai International Airport takes only 15 minutes’ from the development and it takes 45 minutes to reach Al Maktoum International Airport.
Residents of the neighbourhood have quick and easy access to Dubai International Financial Centre, DIFC (5 minutes’ drive from Za’abeel 2 and 10 minutes’ drive from Za’abeel 1) and the World Trade Centre (5 minutes’ drive from both Za’abeel 1 and Za’abeel 2). Downtown Dubai is also situated in close proximity to the residential communities, with travel time from Za’abeel 1 taking just 15 minutes’, and 10 minutes’ from Za’abeel 2.
There are no metro stations in the territory of the Za’abeel residential area, however several stations can be reached in just a few minutes by car. The nearest metro stops include Al Jafiliya Metro Station, World Trade Centre Metro Station, Emirates Towers Metro Station and Financial Centre Station 1.
The closest bus stops to the area are Za’abeel Bus Station, Damac Park Tower Bus Stop, Emirates Tower 1 and 2 Bus Stations, Novotel Hotel Bus Station and Gate Village Bus Stop. The available bus routes for residents and visitors of Za’abeel are 29, 27 and X22.
All residential buildings in Za’abeel have allocated parking spaces, which are situated on the ground floor. Residents of villas have access to private garages and there are numerous street parking sites available, often right in front of the property.

Al Annam Supermarket, Shaheen Supermarket LLC and Spinneys are a 10 minute drive away), as well as Waitrose and Grandiose Supermarket in The Dubai Mall. All of the above mentioned stores and supermarkets offer a wide choice of fresh products and goods, perfect for a daily or weekly grocery shop.

The nearest educational facilities to Za’abeel are the Mohammed Bin Rashid University of Medicine and Health Sciences, Dubai English Speaking School and Lycee Francais International Georges Pompidou (all are a 10 minute drive away). The Indian High School, European University College and the Pakistan Education Academy can all be reached within 15 minutes’ of Za’abeel.
The medical facilities that are situated in the nearby areas include Latifa Hospital, Mediclinic City Hospital, Emirates Specialty Hospital, American Hospital Dubai and Al Jalila Children’s Speciality Hospital. All these clinics can be reached within a 10 minute drive.
The residential sub-community of Za’abeel 1 includes the popular Za’abeel Park and the multi-purpose Za’abeel Stadium. The Stadium is often used for football games and can hold up to 8,439 people. Za’abeel park is a huge public park with pedestrian walks and bridges, and is open all year round. The popular attraction of the Dubai Frame observation platform, which is 492 ft. high, is also situated in the park. Facilities for park visitors include children’s playgrounds, covered BBQ areas, mini golf, a boating lake, cafes and restaurants, running tracks, a skateboard park, free parking spaces, prayer rooms, an amphitheater, and an amusement park. During the winter months visitors of Za’abeel Park can enjoy events such as the Dubai Garden Glow.
Za’abeel Palace is one of the most popular tourist sites in Dubai, and is the palace of the former prime minister of the United Arab Emirates – Rashid bin Saeed Al Maktoum. Visitors of the landmark can enjoy the lush gardens that surround the buildings and a fabulous view of the Dubai Frame from the gardens.
Several landmarks in Dubai are situated in close proximity to the Za’abeel District – the Burj Khalifa (10 minutes’ drive away), the Burj Al Arab (20 minutes’ drive away), Palm Jumeirah and The Walk Jumeirah (25 minutes’ drive away). Residents of the district have easy access to The Dubai Mall and Mall of the Emirates (10 minutes’ drive away), as well as La Mer (15 minutes’ drive away) and Ibn Battuta Mall (25 minutes’ drive away).
The territory of the Za’abeel District comprises a wide range of cafes and restaurants. Residents can go to Oyoun AlReem Cafeteria, Pizza Hut, iBurger Za’abeel, Kabab’ko restaurant, Burger King, IL Forno, Side Kick, Eat Well Restaurant, Peppers Dubai Mall and Huff & Puff Burger. If you fancy going somewhere with a cafe vibe with your friends or family, there are a variety of places to choose from in Za’abeel, including Dunkin’, Starbucks, Destination Cafe, Alshofan Pastry and the Chocolate Room.
Residents of Za’abeel district have easy access to the sea and beaches, which are popular among tourists from all over the world. Kite Beach and Jumeirah Public Beach are some of the best beaches in Dubai with the road to both destinations taking less than 30 minutes. Facilities at Kite Beach include water sports, kitesurfing, street food, an adventure park and an outdoor gym. Amenities in Jumeirah Public Beach include running and cycling tracks, locker rooms and round-the-clock retail and F&B stores.
Za’abeel is a modern residential area that is located in one of the largest residential hubs in Dubai – Bur Dubai. It takes second place among the most popular areas for renting property in the whole of the United Arab Emirates.
This district is the gateway to new Dubai from the old part of the city, and the strategically placed location provides easy access to the main highway of the Sheikh Zayed Road (E11). Moreover, the Za’abeel residential area has a modern and well-developed infrastructure.

The total property area of the two-bedroom apartments are 1,300 sq. ft – 1,320 sq. ft and the living area of the three-bedroom apartments range from 1,350 sq. ft – 1,750 sq. ft. One Za’abeel Apartments is a multi-building residential complex, which comprises One Za’abeel Tower 1 and One Za’abeel Tower 2. At the moment the project is still under construction with the estimated handover date expected to be in 2023. The amenities of the residential development will include 2,500 parking spaces, a retail podium, a gym, office spaces, a swimming pool, spa, hotel, roof terrace and a banquet hall.
The two towers of One Za’abeel will offer 263 residential apartments, which will represent a mix of simplexes and duplexes. The residential development features ultra-luxury two, three and four-bedroom apartments as well as five-bedroom penthouses. Property prices in One Za’abeel Apartments are not yet known, however as a guide, the average sale price for one-bedroom apartments in the Zabeel district is in the range of AED 1.4M – 1.7M (USD 380K–- 46K).
