The Dubai Science Park (DSP) district is located in Al Barsha South 2 near Umm Suqeim Street. It is a business community that serves the scientific sector and supports small and medium-sized companies. DSP hosts more than 350 organisations employing approximately 3,600 professionals. The nearest grocery stores are located in Al Barsha South and include Carrefour, West Zone Fresh, and Blue Mart. The area offers several educational institutions, including the Foremarke School and Kings School Al Barsha, as well as GEMS Founders School offering a British curriculum. For university students, Knowledge Park is located within a 15-minute drive of the community. Residents can also enjoy the nearby New Science Park, which offers a place for students and residents to enjoy a bit of leisure time.
For medical services, residents can choose from a selection of local facilities, such as Genesis Healthcare Centre, Neuro Spinal Hospital, and Mediclinic Parkview Hospital.

It offers many profitable investment opportunities and has projects that are both completed and in the developed phase. DSO attracts new research centres, which results in the expansion of its residential properties, and the community is expected to become a major centre for business in the coming years.
Studios in DSP offer the highest return on investment rate of 7.8%. Apartments in the area have a return rate of 4.9%, and villas in the area have a return rate of 4.88%. Rental prices at Montrose A range from AED 40,000 (USD 11,000) to AED 102,000 (USD 28,000), per annum, and property owners can expect AED 85,000 (USD 23,000) for renting out a hotel apartment at Millennium Montrose.
In addition to residential units, Dubai Science Park offers land for construction. A plot of land with an area of 32,560 sq. ft. (3,025 sq. m) can be purchased for AED 15,000,000 (USD 4,084,000). Among the projects in the Dubai Science Park area, three residential complexes are considered the most popular. They include Montrose Residence, Bella Rose, and Orchid Residence.
Montrose Residence was completed in 2018 and consists of two residential buildings: Montrose Residence A and B. The complex also offers Millennium Executive Apartments called Mont Rose. The developers are Deyaar Development PJSC and DAMAC Properties. One- to three-bedroom apartments range in size from 691 sq. ft. (64 sq. m) to 1,900 sq. ft. (177 sq. m), and property prices range from AED 500,000 (USD 136,000) to AED 1,500,000 (USD 408,000).

The 20-storey building was developed by Deyaar Development PJSC. It was completed in 2021 and houses 478 residential units. Dubai Miracle Garden is a popular attraction located in the neighbouring district of Arjan. The park offers a wide variety of flowers that visitors can enjoy and photograph. This fragrant garden area is situated next to the Dubai Butterfly Garden, which offers pavilions for admiring butterflies. There are 10 domes that visitors can spend time strolling around. Both parks are located within a 10-minute drive of Dubai Science Park.
The Arabian Ranches Golf Club has an 18-hole golf course, as well as dining and leisure areas. The club is also used as an event space for weddings and conferences. It can be reached within a 15-minute drive of the residences.
