About Al Habtoor

Al Habtoor City is part of the Business Bay district in the business center of Dubai that is located on both banks of the Dubai Creek Canal. The neighbourhood is full of contemporary office blocks and luxury, prestigious hotels and restaurants. Dubai Creek Canal is not only a convenient traffic artery but also a well-known place of recreation and tourism.

Al Habtoor City is located next to Downtown Dubai where the main landmarks of the city are concentrated. From here it is easy to reach the coastal part of the city – Jumeirah with its promenade and beaches. The north of the area is bordered by Al Quoz, a cultural center with galleries and art spaces and to the west is Al Safa, an area with many residential communities, kindergartens, schools and hospitals.

Business Bay is not just a place for office blocks and office workers, but also residential complexes with apartments designed for those who work in the center of Dubai and want affordable housing with good transport links and a developed infrastructure. Al Habtoor City offers just this. The neighborhood includes three high-rise towers with residential apartments – Amna, Noora and Meera. The development also has an office building, Hilton Dubai hotel, Al Habtoor City Hotel, the Habtoor V-Hotel and Habtoor Palace; a green recreation area with fountains and a tennis school.

Al Habtoor City is situated between two highways – Sheikh Zayed Road and Al Meydan Road on the banks of the Dubai Creek Canal. To access the other side of the canal one can either cross the bridge over Sheikh Zayed Road or go through to Al Amal Street.

Right in front of the community is the Godolphin Marine, a public water transport station where the DC1 and DC2 ferries stop. There are also bus stops nearby with routes №7 and №21 running every 5-10 minutes. There is also access to a bike path and bike parking nearby. The nearest metro stations are Business Bay and Burj Khalifa which can be reached within 6-7 minutes by taxi or around 15 minutes on foot. Al Habtoor City has over 5,000 parking spaces for guests and residents.

Al Habtoor is a short drive away from the following destinations:

  • Dubai Airport is a 15-minute drive away.
  • Al Maktoum Airport can be reached within 40minutes’.
  • Downtown Dubai is a 15 minute walk away.
  • Dubai Investments Park and Expo 2020 venues are a 30 minutes drive towards Abu Dhabi.
  • Dubai International Financial Center DIFC is very close and can be reached within 12 minutes due to traffic.
  • The man-made island of Palm Jumeirah is a 20-minute drive away.

Shops and shopping centers

Within walking distance next to the Meera tower is Allday Fresh, a local corner shop. There you can buy all the necessary bits to keep you ticking over for the week including fresh vegetables,fruits and takeaway food. There are the following supermarkets in the neighbourhood:

West Zone Fresh Supermarket (10 minutes by the Sheikh Zayed Road, a convenient exit directly from the highway). Al Maya Supermarket (10 minutes via Sheikh Zayed Road). Carrefour Hypermarket in Burj View Towers (7 minutes’ drive). Biodynamic Organic Supermarket – 8 minutes via First Al Khail Street towards Jumeirah. Large shopping center Oasis Center (located near Al Quoz district, 10 minutes’ drive away via Sheikh Zayed Road). It is also easy to find lots of small shops, both with bakeries, generic food and household goods in Al Quoz between Sheikh Zayed Road and First Al Khail Street


The closest bank is a HSBC branch in Jumeirah which is 4 minutes away by car or a half an hour walk through Safa Park. Nearby are Dubai Islamic Bank (8 minutes via Sheikh Zayed Road) and the Islamic Bank of Abu Dhabi (ADIB) – 6 minutes by car (via Al Wasl Road) or 30 minutes by bus.

Restaurants and cafes

The V-Hotel is home to Summer Place Dubai, a Chinese restaurant and Zoco Dubai, a Latin American restaurant. Guests of Habtoor Palace will find Le Patio, Sidra, Rooftop Gardens, BQ-French and Polo Bar. On the first floor of the residential complex which is shared by all three towers, one can find restaurants; Marbaiya lounge and Nargui Five and in the Meera tower there is Cafficiano cafe.

Gyms, hairdressers, beauty shops

Residents can find the Scissors & Razors hair salon in the Meera Tower. Undici Women’s Salon is located in the Hilton Dubai Al Habtoor City and in Habtoor Palace there are salons; Toni El Mendelek and SPA Silk. On the other side of Dubai Creek, JW Marriott Marquis offers a luxury spa complex for guests and visitors.

Preschool and educational institutions

Pre-school nursery facilities are located close toAl Habtoor City, there are kindergarten and preparatory classes at Maple Bear (5 minutes via Sheikh Zayed Road). Blossom Downtown Nursery is located in Downtown Dubai, about 7 minutes drive away, this kindergarten is known for its special approach to children’s learning and the application of EYFS development techniques.

There are three schools in the nearest area of Al Safa, all of them can be reached within 10 minutes:

  • GEMS Jumeirah Primary School (classes are taught according to a programme developed in the UK).
  • Al Ittihad Private School (American Educational Program).
  • JSS Private School – classes are taught according to the Indian CBSE program.

Medical institutions and pharmacies

There is a Seif pharmacy in the Meer Tower and two additional  pharmacies close by, “LIFE Pharmacy-Life Vision” – near Safa Park on Al Wasl Road (5 minutes’ drive) and the second in the Vision Tower (10 minutes). Next to Safa park (5 minutes by car) is a medical center; Medcare. Prime Med Jumeirah Clinic is 7 minutes away on Al Wasl Road towards Jumeirah and it takes about 8-10 minutes to get to the Emirates Clinic, which is located on the other side of the canal on Sheikh Zayed Road next to the JW Marriott Marquis Hotel. Emirates Hospital in Business bay and the large general hospital in Jumeirah are both about 10 minutes’ drive away from Al Habtoor City.


One of the most prominent landmarks in this part of the city is the Dubai Creek Canal. One can go for a canal tour or take a ride on a traditional boat, which are still used for practical purposes as transport. It is planned that the embankment in front of Al Habtoor city will become a popular place for recreation and walks. For that purpose the area will be equipped with children’s play areas and sports grounds, a garden, an outdoor terrace, an amphitheater, and a BBQ area.

Al Habtoor City is home to Al Habtoor Tennis Academy, where visitors can play tennis, rent a court or take a lesson with an instructor. The Hilton Dubai Al Habtoor City has a popular yoga studio called Yoga House. Horse riding enthusiasts can access the Red Stable within walking distance of the area, where horses are kept in excellent conditions and lessons are created for amateurs and professionals. Also close to the complex across Sheikh Zayed Road is Safa Park which is the perfect place to go for leisurely walks. Al Habtoor City is just a 10 minute drive to the football centre, Just Play Sport Complex which offers all kinds of training lessons for children of all ages. Dubai Bowling Center (Bowling Center) is a 5-7-minute drive from Al Habtoor at the intersection of Al Meydan Road by First Al Khail Street.

Al Habtoor City is home to La Perle by Dragon aquashow by belgian filmmaker Franco Dragone. This incredible show resides in a special bespoke venue in the hotel in which Franco Dragone puts his experience with Cirque du Soleil in this heart stopping acrobatic show. On the other side of the canal, one can see the JW Marriott Marquis – a building with interesting architecture and a busy atmosphere. The hotel has many shops, restaurants, offices, and a luxury spa complex.

To occupy the children close activity options could be; OliOli – Dubai’s First Experiential Play Museum that is only 5 minutes away via Sheikh Zayed Road, as well as to the Dubai Trampoline Park (10 minutes by car, in Al Quoz 3), where kids can jump to their heart’s content in the indoor trampoline arena.

Economical appeal Al Habtoor City

Al Habtoor City is a part of Business Bay that attracts buyers with inexpensive but comfortable apartments that are available even for the younger market, including young couples and foreign specialists who work in Dubai temporarily or permanently.

The average price for a one-bedroom apartment in the neighbourhood was AED 1,000,000 in 2020. Prices may vary from AED 500,000 to AED 3,000,000 (USD 135,000 to USD 800,000) depending on the housing level. Prices for two-bedroom apartments start from AED 800,000 (USD 200,000), but on average 2BR properties sell for AED 1,500,000 (USD 400,000).

The prices for residential property in Al Habtoor is not the highest for Dubai with the average price for a one-bedroom apartment starting from AED 1,000,000. These apartments are spacious (from 807 sq. ft) and rental prices for one-bedroom apartments start from AED 75,000 per year (USD 20,000). Rental prices for two-bedroom apartments start from AED 100,000 (USD 27 000).

The purchase of real estate in Al Habtoor City for the purpose of renting is quite popular among investors and buyers. The most profitable return on investment is shown by two-bedroom apartments (ROI will be about 6%). Currently, in the Noora Tower, there are 80 offers on apartments for rent, and most of them are two-bedroom properties.

This trend is also confirmed by sales statistics. For example, since the beginning of 2021, the majority of transactions for the sale of apartments in the Noora Tower in Al Habtoor have been one and two-bedroom apartments worth up to AED 2,000,000. However, out of nearly 100 mortgage-backed apartment purchases (possibly as first homes), only 10 one-bedroom apartments were purchased at a cost of about AED 1,000,000 (or even less). The rest were sold out immediately as there is a high demand for this type of property on the real estate rental market.

The Business Bay area combines affordable prices with great proximity to the city’s business infrastructure facilities and the area is convenient for those who do not plan to buy their own housing in the near future, but can afford to rent comfortable housing in the heart of the district, so the demand for rented housing in the Al Habtoor City should continue to be stable.

Popular properties

Al-Habtoor City from the developer Al Habtoor group offers residential apartments (from 1 to 4 bedrooms), as well as penthouses in three skyscrapers – Noora, Amna (towers of 75 storey) and Meera (52 storey). There are many rental offers at the moment, so it is possible to choose a comfortable residence based on your preferences. The construction and finishing of the Noora and Meera towers are fully completed. The Amna tower is currently still under construction.

The most popular apartments are one and two-bedroom apartments, but more spacious and expensive options also have a client base. A one-bedroom apartment will cost on average AED 1,000,000 (i.e. less than USD 300,000) and prices for two-bedroom apartments start from AED 1,500,000.

Buying real estate

Al Habtoor City offers property for sale both fully finished apartments and inexpensive off plan options.

The layouts and style of all three skyscrapers – Noora, Amna and Meera are similar, the exterior architectural facade, as well as some elements in the finishing of the penthouses all have references to Art Deco style. Each of the buildings has several high-speed lifts for residents  and a freight elevator and each floor has a recreation area and large terraces. Parking spaces are allocated for all residents. In total, Al Habtoor City has more than 1,000 apartments and 12 penthouses.

All apartments are spacious and bright. Large panoramic floor-to-ceiling windows allow the natural light to come into living space and give incredible views of the city’s skyline as well as all rooms having a balcony.The layout of apartments with one bedroom vary from 807 sq. ft to 861 sq. ft. Two-bedroom units have an area from 1,356 sq. ft to 1,517 sq. ft while thee-bedroom units have a floor plan area from 1,959 sq. ft. The apartments were handed over with full interior decoration,  built-in wardrobes, a washing machine, a fully-equipped kitchen (kitchen cabinets with marble countertops, a stove, a powerful extractor hood) and fully fitted bathrooms with a bathtub. The buildings have a single ventilation and air conditioning system. Four-bedroom apartments (total floor plan layouts start from 2,927 sq. ft) also have a large terrace and in addition to the living room, an additional room where you can organize a home theater, office or library depending on your needs.

Meera Tower

Some of the apartments are Lofts. This type of apartment is larger in size and has several balconies. One-bedroom apartments in Luxurious Loft with an area of 2,292 sq. ft are available for purchase in Noora Tower.

The complex has different types of penthouses. The single-level penthouses with five bedrooms have several balconies and a terrace with a swimming pool. The two-level penthouses on the ground floor have a kitchen, technical rooms, a guest room, a living room and a dining room and a terrace with a swimming pool, with all bedrooms and bathrooms on the second level.

The layout of the VIP-penthouse includes balconies and terraces with a swimming pool and landscaped garden, an office, a private gym, a maid’s room, technical rooms, a large kitchen and seven bedrooms. Within the framework of this layout, a buyer can equip the premises as it suits them best.

The price of apartments with one bedroom and two bathrooms with an area of 861 sq. ft in the tower Amna (off-plan) start from AED 1,100,000 (USD 300,000). Apartments in the Noora tower with one bedroom and two bathrooms and an area space of 807 sq. ft (construction completed) are selling at the same price.

Real estate rental

It is currently still possible to rent apartments in the already fully completed Noora and Meera towers. The apartment is rented unfurnished with a fully equipped kitchen It should be noted that most of the offers are apartments with two and three bedrooms. Most of the Loft-style apartments also have sold out and are only available to rent. The rental price for such apartments does not exceed the average for the complex. For example, renting a Loft apartment with one bedroom and one bathroom in the Noora tower with an area of 1,033 sq. ft will cost you AED 70,000 per year (USD 19,000). The cost of renting a standard  apartment with one bedroom and two bathrooms in the Meera tower is AED 80,000 (USD 22,000).
