Al Furjan is a developing area located in the Jebel Ali District between Sheikh Zayed Road and Sheikh Mohammed Bin Zayed Road. It covers an area of 560 hectares. The main developer of the project is Nakheel.
The first phase of the development was completed in 2014, and it included 800 villas and 335 apartments. Al Furjan is located near the EXPO 2020 site, which prompted the construction of new residential properties. The area is expected to be finished in 2022.
Al Furjan is located near Jebel Ali Village, Jumeirah Park, and Green Community. It also borders Discovery Gardens and Garden View Villas, which will share the use of a 40 km cycling path.
Al Furjan includes 4,000 apartments, villas, townhouses, hotels, and commercial spaces. The area offers a friendly community environment. Units are arranged in small clusters that are connected by promenades and parks. The surrounding landscaped area features 30 park areas and walking paths.

Al Furjan is located near the Furjan Metro Station, which is part of the extended red line route leading to EXPO 2020. The area has two community centres: Al Furjan Pavilion and Al Furjan West Pavilion. Residents can enjoy nearby retail outlets, cafés, pharmacies, gyms, and recreational centres. The Furjan Pavilion is home to Spinneys supermarket and smaller grocery shops, such as W Fresh. The west zone offers Carrefour hypermarkets at the Discovery Gardens and the Ibn Batuta Mall.
The neighbourhood is home to the Arbor School, which offers a high standard of education using an English curriculum. For younger children, there is the Jebel Ali Village nursery school in South Al Furjan. The nearest university is the University of Balamand in Dubai at Dubai Investments Park, and Russia’s Synergy University, which teaches students in the Jumeirah Lakes Towers area.
The Al Furjan area is adjacent to Sheikh Mohammed Bin Zayed Road, which links to many of Dubai’s developed areas. The Sheikh Zayed Road exit is a 10-minute drive away and provides quick access to city attractions and business centres.

Al Furjan attracts long-term tenants and investors. The property is freehold, which means it is available for sale to foreign investors. The community is located near the EXPO 2020 complex, which will become a major urban development once it takes place.
Some of Al Furjan’s communities are not finished and are being sold off-plan (under construction or planning). A high return on investment rate can be expected when buying property in the area. Al Furjan has three residential complexes: Quortaj, Phase 2, and Dubai Style.
Quortaj is the most popular community within Al Furjan. It sells villas and townhouses with three to six-bedroom layouts and combines North African architecture with Islamic and Mediterranean elements. Villas range in size from 2,411 sq. ft. (224 sq. m.) to 9,418 sq. ft. (875 sq. m.), and prices range from AED 2,100,000 (USD 572,000) to AED 14,500,000 (USD 3,948,000).
Phase 2 includes modern units with three to seven-bedroom villas and townhouses, as well as plots of land. Residential units range in size from 2,387 sq. ft. (222 sq. m.) to 7,959 sq. ft. (739 sq. m.). Plots range in size from 5,003 sq. ft. (465 sq. m.) to 9,644 sq. ft. (896 sq. m.). Residential units in Phase 2 range in price from AED 2,100,000 (USD 571,700) to AED 6,300,000 (USD 1,715,000). Dubai Style is the third most popular community in Al Furjan. The villas and townhouses feature three to six-bedroom layouts and were designed using a traditional style with modern finishes. Properties range in size from 2,365 sq. ft. (220 sq. m.) to 9,500 sq. ft. (883 sq. m.). Prices range from AED 2,100,000 (USD 572,000) to AED 6,200,000 (USD 1,688,000).
EXPO 2020 is located within a 10 to 15-minute drive of the community. There are 192 participating countries that have set up pavilions here. Along with the landscaped promenades and themed buildings, the area forms a large futuristic city. Most of the buildings will remain in their original locations after the EXPO. However, some will be converted into administrative, social, cultural, and residential spaces. EXPO 2020 will become a new district with modern facilities and upscale amenities.
The Montgomerie Golf Club is situated in the Emirates Hills district, which is located within 20 minutes of Al Furjan. The club has an 18-hole golf course and attracts golf enthusiasts with its scale and modern facilities. It also has a restaurant, bar, spacious terrace, and golf shop.
The Walk JBR in Dubai Marina is a popular destination for strolling and shopping. The mile-long (1.7 km) promenade stretches along the coast near JBR’s residential buildings, upscale hotels, restaurants, and retail stores. The Walk JBR is located within a 15-minute drive of the community.
