AKOYA Oxygen is a residential community located 40 minutes away from Business Bay and Downtown Dubai. The project was developed and executed by DAMAC Properties, and the community is part of the Dubailand master development that features a well-designed entertainment infrastructure and residential buildings. The Dubailand project commenced in 2003. The plan, at the time, was to split the vast development into six thematic ‘worlds’ of residential neighbourhoods and landmarks. In the end, the initial plans were modified compared to the ones that were originally presented. However, projects, such as Dubailand Oasis, Living Legends, Villanova, and Al Waha, were ultimately included along with AKYOA Oxygen.
AKOYA Oxygen offers low-rise residential complexes surrounded by lush greenery. It’s an ideal location for tenants who value a calm environment and a suburban lifestyle. All units come with access to covered parking spaces, and villas and townhouses have their own private parking with a landscape garden. The community features unique green areas with plants originating from the subequatorial tropic zones.
The world-famous golf player Tiger Woods took part in the creation of the region’s 18-hole golf course, and the area has plans for a cricket pitch.
AKOYA Oxygen covers 1,235 acres of land. It features almost 30 sub-communities featuring villas and townhouses, as well as apartments and hotel complexes. At the moment, the construction has been completed for most of the community’s properties.
The community also offers all the necessary amenities for living a comfortable life. The area’s cascading waterfalls and fountains ensure a peaceful and tranquil environment, while each residential cluster has its own swimming pools, recreation areas, and secluded yoga studios. The master plan includes an elite spa complex, a shopping mall, independent retail stores, restaurants, a medical clinic, schools, and nurseries.
AKOYA Oxygen is conveniently located near many of the city’s major highways, including Jebel Ali-Lehbab Road, Emirates Road, Al Ain – Dubai Road, and Sheikh Mohammed Bin Zayed Road. The community also offers an excellent network of roads, so residents can easily get around, and there are bicycle paths and charging stations for hybrid vehicles.
Dubai Virtual Reference Station 1 and Rawdah Poultry Farm 2 stations are accessible by car within a 10 to 15-minute drive. Buses 66 and 67 go to Arabian Ranches, Dubai Investment Park (DIP), and Al Maktoum International Airport. In the future, developers plan to install a monorail and water transport system within the community.
The community will grow as shops and grocery stores open up within the area of AKOYA Oxygen. A small Carrefour store is already open for the current residents. Spinneys, located in Mira Town Centre, can be reached within a 15-minute drive via Al Ain – Dubai Road, and Rukn Al Sahra Supermarket and Al Lisaili Supermarket are located within a 20-minute drive via Al Ain – Dubai Road.
The Dubai Outlet Mall is located within a 20-minute drive from the community via Al Ain – Dubai Road, and it features over 200 branded stores and retail outlets. The Cityland Mall in Wadi Al Safa and the Arabian Ranches Souk are also located near the community and can be reached within a 25-minute drive.

Medicure Polyclinic in Dubai Silicon Oasis and Fakeeh University Hospital are located within a 20-minute drive of AKOYA Oxygen. Mediclinic in Arabian Ranches and Al Lussily Health Center in Al Lisaili are located within a 25-minute drive.
The closest multi-specialty hospital is Emirates Hospital in Jumeirah, which is located within a 35 to 40-minute drive of the community.

The nearby Trump International Golf Club offers an 18-hole golf course and is expected to become the community’s trademark. Its construction completion date has been postponed until 2022 due to the pandemic, although most of the work has already been finished.
Vista Lux, the hotel and tourist part of the community, offers an elite spa complex, luxury branded retail stores, and premium restaurants. It is also the location of the UAE’s first hydroponic café, which offers its own locally grown products using hydroponics technology.
Near the Janusia neighbourhood, in the public sector of the community, residents can find several casual dining options, such as KFC and a café. The nearest restaurant outside of AKOYA Oxygen is LIMS. Other restaurants and cafés can be found in neighbouring communities, such as Mudon, Arabian Ranches, and the Dubai Outlet Mall.
AKOYA Oxygen features a variety of outdoor activities within each of its residential sub-communities. There are swimming pools, sports areas, and children’s playgrounds.

AKOYA Oxygen is very popular among those who are looking for a suburban residence in a family-friendly setting. Villas and townhouses are available with three or more bedroom layouts, a separate garden, and several parking spaces. The infrastructure and leisure facilities in this area were designed with comfort in mind.
AKOYA Oxygen has some of the lowest property prices in Dubai. The average cost for a three-bedroom villa in Dubailand is approximately AED 2,100,000 (USD 570,000), and the average cost for the same type of unit located in AKOYA Oxygen is approximately AED 1,100,000 ( USD 300,000).
As a reference, the price of a three-bedroom villa (2,690 sq. ft.) at Marina Quays Villas in Dubai Marina is approximately AED 2,800,000 (USD 750,000), and the price of a three-bedroom villa (2,475 sq. ft.) at Aurum Villas in AKOYA Oxygen is approximately AED 1,300,000 (USD 350,000). And, a one-bedroom apartment at Aurora Tower in Dubai Marina costs approximately AED 1,650,000 (USD 450,000), although the property’s floor plan is twice as small.
Rural real estate is in great demand due to its affordable prices. Families who could previously only afford to rent can now purchase their own residence. At the moment, most residential properties in AKOYA Oxygen are purchased for living in and not for a buy-to-let arrangement.
The sales volume of real estate in this area started to grow in 2020. For instance, in the neighbouring community of Mira, villa sales amounted to AED 71,000,000 in 2020, and they have already reached AED 123,000,000 in 2021 (direct sales disregarding mortgage loans). Mira’s price range and location are comparable to those of AKOYA Oxygen. However, AKOYA Oxygen offers more privacy and a broader selection of units.
After the completion of the residential construction and its infrastructure, AKOYA Oxygen will expand the community. Therefore, it is an excellent time to buy a residence in this community. There are many affordable options for those who value a high-quality style of life.
In addition to villas and townhouses, the area features two hotel complexes, which are 90% complete. Apartments are for sale at Navitas Hotel and Residence and Virdis Residence and Hotel Apartments. These units are ideal for sports fans who are looking to rent apartments during tournaments and competitions. Nearby sports facilities include the Sevens, Dubai Sports City, and the Trump International Golf Club.
A one-bedroom apartment in Navitas Hotel and Residence costs approximately AED 400,000 (USD 110,000).
AKOYA Oxygen includes almost 30 sub-communities featuring villas and townhouses. Units range from the planning phase to move-in-ready. Buyers can also purchase a plot of land and select a home with an exclusive design according to their specifications.
Completed sub-communities include Amazonia, Claret, Janusia, Juniper, Mimosa, Pacifica, Primrose, Sanctuary, and Trixis. Sub-communities that are 95% complete include Sycamore, Vardon, and Aster. These neighbourhoods offer ready-made real estate, including both villas and townhouses.
In 2020, the more affordable villas in Vardon and Albizia saw the highest demand in AKOYA Oxygen, and they averaged just over AED 1,000,000 (USD 270,000) for a three-bedroom villa. The more expensive villas in Claret, AKNAN Villas, and Just Cavalli were also quite popular during the same period. Vardon and Albizia are leading in townhouse sales due to their affordable prices.
As construction advances, new properties are being put up for sale, including units in sub-communities that range from 60% to 90% complete, such as Amargo, Victoria, Aquilegia, Avencia-2, Centaury, Odora, Zinnia, and Coursetia.
Each sub-community has its own unique characteristics. For example, Janusia offers villas in a secluded environment, while offering nearby facilities, such as a fully-functioning retail store, restaurant, and community centre. More affordable properties were also sold in Mimosa, including townhouses and villas starting at AED 700,000 (USD 200,000) with layouts ranging from 1,184 sq. ft. to 2,152 sq. ft. At the moment, only three-bedroom townhouses are still available for purchase in this sub-community.
Paloverde and Hawthorn offer plots of land that range in size from 4,520 sq. ft. to 7,750 sq. ft. Prospective buyers can purchase a townhouse with a free layout (studio) for the cost of a three-bedroom villa, about AED 2,000,000 (USD 530,000), and they can implement designs based on personal specifications.
Only off-plan apartments are available in the hotel complexes. Units in Navitas Hotel and Residence are less than 30% complete, and units at Virdis Residence and Hotel are almost 90% complete.
Developed by DAMAC Properties, the Victoria sub-community offers off-plan villas and townhouses with two to four-bedroom floor plans and layouts ranging in size from 1,765 sq. ft. to 2,335 sq. ft. Unit prices start at approximately AED 1,000,000 (USD 270,000). There are several layout options including a kitchen with a dining area, storage spaces, a terrace on the first floor and in the bedrooms, as well as a bathroom and balconies on the second floor. Villas and townhouses feature two parking spaces and a courtyard with a garden. Most units are currently in the pre-construction phase. Some of the most notable units include:
Aquilegia sub-community, also developed by DAMAC Properties, is located in the centre of AKOYA Oxygen, and it is surrounded by lush green areas with access to a water reservoir and a golf course. Spacious three and six-bedroom villas feature floor plans that range in size from 1,991 sq. ft. to 2,206 sq. ft. Residences are currently being built since this sub-community is about 70% complete. The price for a unit starts at AED 1,000,000 (USD 370,000). The building density here is lower than the average throughout AKOYA Oxygen. At the moment, several off-plan villas are at least 70% complete, and they have been sold, including a villa in Lavish Villa with three bedrooms and three bathrooms with an area of 2,098 sq. ft. Similar units cost approximately AED 1,300,000 (USD 350,000).
The Aquilegia sub-community also includes Just Cavalli Villas, a villa complex by the famous designer Roberto Cavalli. These units obviously differ from other villas in both this neighbourhood and other AKOYA Oxygen areas. However, the design doesn’t affect the price in any way. Currently, prospective buyers can purchase a luxurious three-bedroom villa with three bathrooms and a total area of 1,205 sq. ft. in this complex for around AED 1,000,000 (USD 270,000).
The Navitas Hotel and Residence complex will allow the purchase of hotel rooms and apartments, including studios and one-bedroom units. The project will include four medium-rise buildings that have direct access to the golf course. The complex is located in the southeastern part of AKOYA Oxygen, and the project is currently 25% complete. However, DAMAC Properties is already selling apartments with one bedroom and two bathrooms with an area of 441 sq. ft. for approximately AED 420,000 (USD 115 000).
Three-bedroom villas and townhouses, located in completed neighbourhoods, are primarily being offered on a rental basis. Claret, Vardon, and Primrose neighbourhoods feature units with annual rental costs that range from AED 40,000 (USD 10,000) to AED 80,000 (USD 20,000).
Real estate in the Primrose sub-community by DAMAC Properties includes villas with three and four bedrooms and layouts ranging in size from 1,560 sq. ft. to 2,475 sq. ft. There are also townhouses with three and five bedrooms with the same square footage. This sub-community is located separately in the northeastern region of AKOYA Oxygen. However, it still provides convenient access to Jebel Ali-Lehbab Road.
The annual rental cost for a townhouse with three bedrooms and four bathrooms with 1,883 sq. ft. is approximately AED 60,000 (USD 16,000).
Vardon sub-community, also developed by DAMAC Properties, is one of the most popular areas in AKOYA Oxygen. It has villas with three to six bedrooms and townhouses with three bedrooms. The area is located in the central part of AKOYA Oxygen with many villas situated around a water reservoir adjacent to the development. Each villa and townhouse has its own courtyard with a landscaped garden, a service room, a spacious kitchen and dining area, and two parking spaces.
Many villas in Aknan Village are distinguished by their bright, yet calming, designs. Most of Vardon’s properties were built by the developer, and this area features a lot of villa rental offers. For example, the annual rental cost for a villa with three bedrooms and three bathrooms with 1,797 sq. ft. is approximately AED 45,000 (USD 12,000).
