Emirates Living is a one-of-a-kind, large-scale neighbourhood that primarily consists of gated villas. The community was developed by Emaar Properties, a well-known company, and this project serves as one of its key developments in the UAE. The area is located in the heart of Dubai, and it offers easy access to a bustling metropolis while also providing a measured suburban lifestyle.
The community covers more than 52.2 million sq. ft and includes an abundance of landscaped green spaces, lakes, fountains, and parks. The area has good transport accessibility. Residents can quickly get to Sheikh Zayed Road, which connects all seven emirates and allows for direct routes to attractions in Dubai without traffic jams.
The neighbourhood has all of the necessary amenities for a modern living environment. Residents can take advantage of nearby supermarkets, kindergartens, schools, medical centres, fitness clubs, and spa facilities. The neighbourhood provides 24-hour security and backup power.
The community is located within a short distance of many popular destinations, including:
The area is also home to major shopping and entertainment centres, such as the Mall of the Emirates, Ibn Battuta Mall, Dubai Marina Mall, and Jebel Ali Racecourse. Dubai Knowledge Park, an economic zone with many prestigious educational institutions, can be reached within a 10-minute drive of the community. For medical care, residents can choose from several major hospitals, including Saudi German Hospital, Al Zahra Hospital, and American Hospital Dubai, which are situated within a short drive of the neighbourhood.
Emirates Living hosts national holidays and events for residents and visitors throughout the year. The area offers an ideal place to live for families and those seeking a quiet, comfortable, and measured lifestyle.
Due to the area’s well-thought-out layout, well-developed infrastructure, and urban location, it is in high demand among investors. It should be noted that Emirates Living has freehold status, which allows foreigners to buy a property and retain full ownership.
Since the area was completed in 2006, only secondary properties are available to buy. Return on investment rates range from 3.8% to 6.2%, depending on the project.
