JVT or Jumeirah Village Triangle is a 2,420,000 square meter community located next to Sheikh Zayed Road, Dubai’s main thoroughfare. Its design was developed by Nakheel Properties. Most of the facilities of the complex have already been handed over for use. JVT is a gated residential community with developed infrastructure.

 

For residents there are:

  • landscaped parks and gardens with walking and jogging paths;
  • children’s playgrounds;
  • a community center with stores, supermarkets, cafes, snack bars and entertainment area;
  • Jumeirah International Nursery;
  • Sunmarke School;
  • gyms;
  • beauty salons;
  • 9 public parks;
  • 5 tennis courts and basketball courts;
  • barbecue areas;
  • a pet store and veterinary clinic;
  • community pools;
  • a fountain and landscaped pond;
  • Dubai Football Academy sports complex.

There are plans to build Al Khail Avenue shopping center with 350 stores and a large 14-screen movie theater.

Jumeirah Village Triangle is divided into 9 residential clusters, each with different types and classes of real estate. More than 5,000 residential properties have been built here, including 500 1 and 2 bedroom townhouses and 1,000 2 bedroom villas. Villas range in size from 6,500 to 8,000 square feet. By agreement with the developer owners can undertake remodeling in purchased houses and increase the number of bedrooms up to 6. The cost of villas starts from AED 2,200,000 (USD 599,000). Buying a townhouse will cost from AED 1,100,000 (USD 299,500). The objects are designed in an Arabic or Mediterranean style.

There are also apartment complexes in the community.  They are concentrated in low- and mid-rise buildings, designed in a Mediterranean style. On the lower floors of each building there are parking, supermarkets and stores. Residences are furnished duplexes, studios and apartments with 1-3 bedrooms. Each property is equipped with kitchens and bathrooms, spacious living rooms, balconies and panoramic windows overlooking the parks and gardens. The purchase price of apartments starts from AED 610,000 (USD 166,000).

Location

Jumeirah Village Triangle is located near Dubai Industrial City, a 20-minute drive from Dubai Marina and Palm Jumeirah Island. The community provides several supermarkets and small retail stores, cafes and restaurants with Oriental and Italian cuisine.

From JVT it takes 10 minutes to reach Dubai Sports City and 30 minutes to Dubai International Airport. There are no public transport stops here. Jumeirah Village Triangle can be reached by private car or cab.

The nearest hospital, Mediclinic Spring, is about a 10-minute drive away. The nearest beach, Jumeirah Beach, is a 20-minute drive away.

A 185,800-square-foot Al Khail Avenue shopping center is planned for the community. Until its construction is completed local residents can visit the City Centre Me’aisem shopping center in the area of Dubai Production City or the Mall of Emirates, which are a 15-20 minute drive away.
