    The area

    Culture Village is a residential district located along the Dubai Creek banks in Al Jaddaf, in western Dubai. Al Jaddaf borders the canal and Al Ain Road on the south, as well as the residential area of Za’abeel. Sheikh Rashid Road runs to the northwest of Culture Village and leads to Dubai Healthcare City, which is a free economic zone full of different medical organizations.

    Al Jaddaf is a part of Bur Dubai, which belongs to the old part of the city and is situated on the western shore of Dubai Creek. Historically Al Jaddaf used to be a shipbuilding district, but now includes residential and cultural facilities, hospitals, sports facilities, office buildings, industrial facilities, shipyards and dry docks.

Culture Village buildings are no more than 20 stories high (mostly lower) except the 80-storey tower of D1. The construction of most of the premium residential buildings, exhibition and shopping centers in Culture Village are still in progress, however there are recreation and entertainment facilities, green areas and a dam within the area.     The district has great transport links so one can reach the other side of the old commercial parts of Dubai like Deira and Dubai International Airport through the Business Bay Crossing (Al Ain Dubai Road) and Al Garhoud Bridge (Sheikh Rashid Road). In order to get to Dubai Design District, a cool urban area for fashion and creativity, one needs to cross Dubai Creek on the other side along Al Ain Dubai Road.

    The internal road network in Culture Village is well developed and has more than 2,000 parking spaces in the area, which, given the absence of high-rise residential buildings, will satisfy both residents’ and guests visiting the area. There is also a car rental office on site.

    Al Jadaf Metro Station (green line) is near Culture Village and is within a few minutes on foot from most residential buildings. The developer also plans to introduce a water taxi system in the near future.

One can find shops in Dilan Tower (Real Mini Mart) and D1 (All day Mini-Mart) and Spring Green Market and Panificio La Brioche are a 15-minute walk away from Al Jadaf metro station. There is a small Carrefour store in Wafi Mall (10 minutes along Sheikh Rashid Road towards Downtown Dubai) and a Carrefour hypermarket situated on the other side of the canal in Dubai Festival City Mall (7 minutes by car).

    There are many boutiques and shops as well as Al Karama Fish Market and Russian grocery store Pro Stor which are located further along Sheikh Rashid Road (exit to Umm Hurair Road).


    The nearest bank branches are in Dubai International Financial Center (DIFC). One can reach the Agricultural Bank of China, Al Fattan Currency House, Credit Suisse AG, Universal Capital Bank in 15 minutes by car.

    The nearest Mashreq ATM is within walking distance (15 minutes from most residential buildings in the area and 10 minutes from the metro station) at the Hilton Garden Inn Al Jadaf.

    Restaurants and cafes

    Residents do not need to leave Culture Village to dine at a good restaurant, as places like the Italica cafe is located in Dubai Wharf (Tower 1). D1 Tower hosts the D1 Restaurant and Lounge, and there is also the N Lounge, Neptune and Zabeel Floating in Jaddaf Waterfront.

    There are many bars, cafes, and restaurants in the 5-star Palazzo Versace hotel including Italian restaurants Vanitas and Giardino, Enigma (Iranian cuisine), Dubai Q’s Bar and Lounge, as well as many more.

    Gyms, beauty salons, hairdressers

    There are several salons and hairdressers located within walking distance of Culture Village. Slick Hair beauty salon is in Platinum Residence 2, Gemini Beauty Lounge is in Dutco Creek Residential and Sass Beauty Lounge is located in Tower 4 of Dubai Wharf.

    For those needing some R&R, the spa in the Palazzo Versace Dubai is perfect for some ‘me time’. The luxury complex offers endless beauty and well-being treatments for hotel guests and walk-in clients. There is also a swimming pool with a bar called La Piscina by Palazzo Versace.

    Kindergartens are within a 12-minute drive from Culture Village. Oud Mehta has Banana Moon and Al Karama has Tappy Toes Nursery, Humble Bumble Nursery and Chubby Cheeks. There is the Redwood Montessori Nursery, where they use Montessori training, which is situated on the other side of the canal in Garhoud.

    The nearest schools are in the Oud Metha area (10-12 minutes by car), and include Dubai Gem Private School, Zabeel High School (for girls), GEMS Winchester School, St. Mary’s Catholic High School and Lycée Français International Prive are just a few worth mentioning.

    There is The Indian High School, Cambridge International School, Al Mawakeb School and Al Khaleej National School all located near Culture Village on the other side of the canal, in Al Garhoud.

    The nearest higher education institutions in the Al Garhoud area include The American College of Dubai, Al Falah University and Emirates Aviation University.

    Latifa Hospital is in Al Jadaf (10 minutes from Culture Village by car) and there is Al Jalila Children’s Specialty Hospital in the same complex, as well as Clemenceau Medical Center – DHCC which is located next to the Marriott Hotel Al Jaddaf.

    There are many medical institutions close to Culture Village which are located in the Dubai Healthcare City area (within 10 minutes by car or one metro stop away).     Most of the entertainment in this part of the city happens in Dubai Creek. The 3.8 km long canal embankment is an excellent place to take a long walk with pedestrian and bicycle paths as well. Residents and guests can take a trip or an excursion on a comfortable boat with a restaurant onboard, rent a yacht, or take a yacht cruise along the canal. The Dubai Dolphinarium shows also happen every day.

    One of the Culture Village attractions is the Jameel Arts Center, where exhibitions dedicated to the UAE’s culture occur.     Culture Village became famous largely thanks to Palazzo Versace Dubai by Enshaa PSC; a luxurious Italian 5-star hotel and a residential complex on the shores of Dubai Creek, completed in 2016. Culture Village’s second most famous project is D1 Tower which is an 80-storey skyscraper with 528 different residential properties. Its construction lasted for almost eight years, from 2007 to 2015 and was designed by Holford Associates and managed by Enshaa PSC.

    Dubai Wharf Tower by Dubai Properties is the largest among the low-rise residential complexes, and consists of four blocks (a total of six 8-storey buildings) with 1-3 bedroom apartments available for purchase and to rent.

    Niloofar Tower (by RMG Ltd) was built in 2017 and includes one 14-storey building made in a peculiar architectural design and decorated with sculptures, stained glass windows and old style mosaic elements. The building comprises one and two-bedroom apartments.

    The small complex of Iris Amber by Sol Properties Development LLC is also worth mentioning. It is a 9-storey residential building with a total of 75 apartments, of which 23 are studios, 38 are one-bedroom apartments and 14 are two-bedroom apartments. Iris Amber is perhaps one of the most inexpensive property choices in Culture Village.

    Property for sale

    Besides hotel rooms, Palazzo Versace Dubai offers apartments (between one and six bedrooms), penthouses and townhouses with a total of 169 different residential real estate offers. The main building has eight floors and offers everything that a hotel of this level should have, including a spacious lobby, hotel services, a private outdoor pool, a spa complex, restaurants, bars, a gym, garden areas and 24-hour security. The residents also have allocated personal parking spaces.

    All apartments have a unique and exclusive design and finishings are made of natural materials (parquet and stone mosaic).     A penthouse of 6,856 sq. ft with five bedrooms and four bathrooms with a spacious living and dining area, floor to ceiling marble bathrooms and a soft, light interior design is on the market for just over AED 24,000,000 (USD 6,500,000).

    D1 Tower also offers a full range of services and facilities. Its residents can use the underground parking, nine high-speed passenger lifts and a freight elevator. There is 24-hour security, and concierge services, indoor and outdoor pools, a kids club, gym, conference and event facilities with other services and facilities available as well.

    The living areas of apartments with one-bedroom in D1 Tower start from 1,037 sq. ft, from 1,408 sq. ft for two bedrooms, three bedroom units range from 1,743 sq. ft to 3,674 sq. ft. Four bedroom apartments have living areas ranging from 3,408 sq. ft to 4,682 sq. ft.

    All apartments have a neutral interior design throughout, with a fully fitted kitchen and built-in appliances, furniture and built-in wardrobes.

    Penthouses in D1 Tower cover the entire floor, making it possible to redesign or renovate depending on the buyer’s needs.

    Apartments of 1,037 sq. ft with one bedroom and two bathrooms in D1 Tower costs AED 1,300,000 (USD 350,000).

    Dubai Wharf (Dubai Properties) buildings and adjacent complexes have everything needed for comfortable living, like a gym, a swimming pool, sauna and jacuzzi, children’s playgrounds, a garden and a barbecue area. All buildings have central air conditioning and a ventilation system, as well as a modern fire safety system. Residents are allowed pets on the premises as there is a grooming salon within Culture Village where one can send their pet. Despite the small number of floors, there are high-speed elevators in all buildings, video surveillance and a security service that provides the safety of residents round the clock. Some details of both the services and the internal layout of the apartments may differ slightly depending on the building and the price.

    The complex has studios and apartments with 1-3 bedrooms, and all units have a balcony, fully equipped kitchens and bathrooms. One parking space is available for studios and one-bedroom apartments, and more allocated parking spaces come with 2-3-bedroom apartments.

    The living area of the studios is from 649 sq. ft to 662 sq. ft and one-bedroom apartments have an area of 987 sq. ft – 1,003 sq. ft, with a combined living room and kitchen, and a dressing room.

    Apartments with two bedrooms have a living area of 1,357 sq. ft – 1,439 sq. ft and a separate guest bathroom. Apartments with three bedrooms (1,946 sq. ft – 2,074 sq. ft) also include a terrace and a maid’s room.

    Apartments in Dubai Wharf Tower 2 with one bedroom and two bathrooms and an area of 1,076 sq. ft are priced at AED 1,000,000 (approx USD 270,000) and are currently for sale.

    Property for rent

    Niloofar Tower offers the same range of amenities and services as Dubai Wharf Tower. There is underground parking with a car repair and maintenance service center closeby, however only one parking space is provided for all types of apartments. The studio living area is 581 sq. ft – 645 sq. ft, apartments with one bedroom have a floor plan area of 1,119 sq. ft, and two bedroom apartments have 1,356 sq. ft to 1,582 sq. ft living area. Apartments come furnished, have a fully equipped kitchen and fully fitted bathrooms, as well as fitted wardrobes. One and two-bedroom apartments also feature balconies.

    Renting an apartment with one bedroom and two bathrooms with an area of 914 sq. ft will cost AED 52,000 per year (USD 14,000).
