In early 2025, the developer announced a new phase, City Walk 3, which includes two clusters with two buildings in each. The first cluster includes apartments with 1–3 bedrooms, duplexes with 3-4 bedrooms and exclusive residences with 3-4 bedrooms. The second one offers 1–3 bedroom residences, 4-bedroom duplexes and exclusive 3-4-bedroom residences. Their area varies from 810 sq. ft up to 4,700 sq. ft. The starting price of the property is AED 2.9M (USD 790K).
City Walk Dubai (also known as Citywalk) is an urban district developed by Meraas, which is located in the center of one of the most popular areas of Dubai; Jumeirah, close to some of the best beaches in the emirate. The total area of the district is 9,687,519 sq. ft. and combines elite residential and commercial real estate, as well as some of the coolest infrastructure for recreation and entertainment. City Walk is famous for its exclusive shopping spots, luxury fashion boutiques, parks, walking areas and numerous bars and restaurants overlooking the iconic Burj Khalifa. The local street art is of great interest to tourists – the graffiti on the walls were created by world renowned artists from all around the world.

There are also children’s playgrounds, state-of-the-art fitness centers and a large platform for public events. Since the district is popular among tourists, there are many signs around the area which are there to help visitors easily find their required location.
City Walk belongs to freehold zones so foreign investors can purchase real estate here with unlimited ownership. The City Walk Dubai residential area is represented by 34 mid-rise buildings with glass facades, which are beautifully illuminated at night. There are multiple exclusive shops, restaurants and entertainment venues in the surrounding area as well.
The location of City Walk Dubai can pretty much be labelled as perfect, as on the one side there is the Jumeirah waterfront, and on the other is the tourist center of Downtown Dubai with some of the main attractions of the emirate.
Residential areas of Al Wasl and Al Safa which both have a developed social infrastructure are located in the southwest of the microdistrict, and City Walk is also bordered by Al Satwa to the northeast and Business Bay to the south.
The microdistrict is located at the intersection of Al Safa Road and Al Wasl Road, which is a couple of minutes’ drive from Sheikh Zayed Road – one of the main highways of the UAE, which provides easy access to most parts of Dubai and other areas of the emirate. It takes 10-15 minutes’ to drive to Dubai International Airport from City Walk, and 40 minutes to reach Al Maktoum International Airport.
City Walk is easily accessible by both private and public transport, including the metro, buses and taxis. The nearest metro station is Burj Khalifa / Dubai Mall Metro Station (red line) and is 5-10 minutes’ away by car or taxi (one can reach the area on foot within 20 minutes). A little further away, there is the Financial Center Station. It takes nearly the same amount of time to drive there as before, and will take about 25 minutes’ to get there on foot. To the south there is the Business Bay metro station, which will take only 5 minutes’ via the Sheikh Zayed Road exit.
The Dubai Petroleum Corporation 1/2 bus stop is located on Al Safa Street, which is a couple of minutes’ walk from City Walk. Here one can take buses No. 7, 28, 81, C14.
For those who prefer to get around by car, there are more than 600 allocated underground parking spaces in the residential part of City Walk, and there are also several parking areas close to the commercial shopping area of the district.
Families who have bought or rented a home in City Walk can easily find suitable kindergartens and schools where children can receive a quality education.
In the microdistrict itself, the kindergarten Honey Bee Nursery is open for pupils from four months to four years old, and uses the British curriculum of The Early Years Foundation Stage (EYFS).
There are many more educational establishments in the Jumeirah area. Among the most popular places for toddlers are Great Mind’s Nursery and Gems Wellington Elementary School.
Great Mind’s Nursery is 5 minutes’ away by car or a 20 minute walk. Children are taught here according to the famous early development method by Montessori.
GEMS Wellington Primary School is also located within a 5 minutes’ drive (15-20 minutes’ walk) in the Al Wasl area, and operates according to the UK curriculum.
Secondary schools include JSS Private School and Horizon English School which are the most popular nearby institutions. The JSS Private School teaches according to the Indian educational programme CBSE and Horizon English School uses the EYFS curriculum. Both establishments are located about 5-7 minutes’ from City Walk in the neighbourhood of Al Safa.
Not far away from City Walk is the only Russian speaking school in Dubai. The Russian International School is located in the Muhaisnah area, which is a 20-minute drive away.
Higher education can be obtained at Canadian University Dubai, which takes less than a 5-minute drive from City Walk. Mohammed Bin Rashid University of Medicine and Health Sciences and the University of New Brunswick are located nearby as well, and can both be reached within 10 minutes. For those who aspire to become professional makeup artists, the exclusive beauty school The Lipstick MakeUp Institute is located 15 minutes’ away by car.
Several first-class medical facilities are located around City Walk. These include the Valiant Clinic & Hospital, which is a 10-minute walk or 5-minute drive from the Al Wasl area. Here you can find cardiology, dermatology, endocrinology, otolaryngology, pediatrics, orthopedics and dentistry departments as well as plastic surgery.
The well known Emirates Hospital is a 10-minute drive away, along the Sheikh Zayed Road in Business Bay, and Al Garhoud Private Hospital Clinic is less than 10 minutes’ away in Jumeirah. One can get dental work at the Dubai London Clinic Dental Center in the Al Wasl area, which is just a 5-minute drive away. For specialist medical centers for diseases of the musculoskeletal system, as well as other organs, doctors from the multidisciplinary 24-hour Medcare Orthopedic & Spine Hospital in the Al Safa area are ready to assist at any time. This Medcare Hospital can be reached within 10 minutes.
City Walk has several pharmacies in the area, including Boots Pharmacy and Marina Pharmacy.
The microdistrict is home to the same-named City Walk shopping area which houses hundreds of luxury boutiques, where leading international brands and exclusive collections are presented to shoppers, including Ralph Lauren, Karl Lagerfeld, Chantelle, OnePiece, Calvin Klein, Michelle Belau, as well as many others.
The Dubai Mall, the world’s largest shopping and entertainment complex, is a 5-minute drive away from the microdistrict. One can also get there on foot in about half an hour. The mall features high-end boutiques, restaurants, a cinema, an ice rink and other entertainment options, as well as a large Waitrose supermarket.
City Walk itself also offers plenty of grocery stores, including All Day Advantage, which is very popular among residents. There are also smaller shops and a Carrefour hypermarket (Al Wasl district) within a 10-minute walk from the microdistrict. Within a 5-10 minute drive, residents can find the supermarkets of Geant Express, West Zone and SPAR.
The public mosque in City Walk is open next to the main square of the microdistrict. Several other religious sites for Muslims are located nearby as well, including Ahmed Bin Jursh Mosque and Ramadan Juma Mosque, which are both a 10-minute walk away.
The nearest Christian churches are in the Oud Metha area, which takes 10 minutes’ by car, and include St. Mary’s Catholic Church, St. Thomas Orthodox Cathedral and St. Mark & Ava Bishoy Coptic Orthodox Church and Holy Trinity Church.
City Walk is known for its fine restaurants, bars, pubs and cafes. In the microdistrict and its surrounding area, one can try dishes of almost any national cuisine, including Mediterranean, Arab and Asian. The most popular eateries among residents and tourists are Sarabeth’s City Walk, Farzi Cafe, SIKKA Cafe, COYA Dubai, Graze Gastro Grill & Bar with its famous steaks, the burger restaurant Five Guys, and LIMA Dubai, a Peruvian restaurant. A little further down the road in Jumeirah, there is the Indian restaurant, called Mint Leaf.
LookUp Rooftop Bar on the rooftop of La Ville Hotel & Suites and La Casa Del Habano are among the most in-demand bars in the area.
City Walk Dubai is located in the center of Dubai’s most popular beachfront area, so it offers access to the best coastal areas of the emirate in less than 20 minutes.
In 10 minutes’ one can reach the free public beach of Jumeirah Beach. Surfing enthusiasts and lovers of other water sports can take a trip to Kite Beach, which is 15 minutes’ away. Here one can hire an instructor and rent water sports equipment. The beach also features playgrounds and sports grounds, a skate park, as well as cafes, restaurants and bars. There is also an impressive view of the Burj Al Arab; the 7-star sail-shaped hotel that can be seen from the beach.

City Walk is a new microdistrict, the development of which is still on-going. Among the most popular completed projects in City Walk is Building 21A which is a 7-storey building, completed in 2016, with glass facades and includes 1-4-bedroom apartments and duplexes. As with all other residential projects in the microdistrict, an array of amenities are offered to residents, including security services, covered underground parking, a central air conditioning system and a children’s play area. Rove City Walk is another popular project by Emaar Properties located opposite the Coca-Cola Arena. This is an 18-storey apart-hotel that comprises 340 rooms and was completed at the end of 2021. Amenities in the building include a 24-hour coffee shop and minimarket, a gym, swimming pool, solarium, restaurants, cafes and a self-service launderette.
Here one can buy property of a minimum of 247 sq. ft, with the expected yield of 8%. The off-plan starting prices for a studio was AED 734,000 (USD 200,000), however this may have increased a little since its completion.

City Walk is the third most popular community in Jumeirah among tenants. Prices depend on the size of the residence and how well-equipped they are, and whether some apartments are rented fully-furnished, or only partially.
Apartments in the same Building 21A, which is also popular among buyers, are in high demand. A four-bedroom apartment of 2,830 sq. ft with six bathrooms can be rented for AED 250,000 (USD 68,100) per year.
