Al Zorah is a multi-functional community in the northwest of Ajman on the Arabian Gulf coast. The project is currently under construction and being developed by the Al Zorah Development Company.
Al Zorah is offering its residents a resort lifestyle by the sea, surrounded by lush greenery: it has a 12-kilometre-long coastline with one square kilometre occupied by mangroves. This community is ideally suited for nature lovers and those who value comfort, solitude and an active lifestyle.
About 60 % of the total area of Al Zorah has been allocated to communal spaces. These include a waterfront, a golf course, resorts, a beach club, cafes, restaurants, and commercial and retail spaces.
Al Zorah will be divided up into five sub-communities:
Each sub-community will consist of both residential and commercial real estate. The Shores is located along a 1.6-kilometre beachfront on the east coast. The master plan here includes a beach club, waterfront, resorts, a linear park, and beachfront residences.
The Fairways will be home to a golf course, clubhouse, and wellness centre. The residential properties in this sub-community were planned in such a way so as to provide views of the golf course, mangroves, and water. The sub-community of The Coves will welcome hotels and three marinas. The Gates will feature retail spaces and high-rise towers, and The Avenues will have a central marina, a relaxation zone, and retail outlets.
The Al Zorah community is located along Al Ittihad Street (E11). This thoroughfare provides easy access to Sharjah and Dubai, located approximately half an hour’s drive away. Considering the fact that Al Zorah is still under construction, public transport has yet to be developed.
Shopping enthusiasts will enjoy visiting Flamingo Mall, while Clinica Medical Center, located in the community, is available for residents seeking medical care.
Educational institutions haven’t yet opened in Al Zorah, however, within a 5-15 minute driving radius, the neighbouring communities provide many social infrastructure facilities. These include:
One of Al Zorah’s main attractions is Al Zorah Golf Club, ranked one of the top 10 in the Middle East. This 18-hole, 72-par golf course was opened in 2015 and is managed by Troon Golf. It was designed by the Nicklaus Design company, led by the famous Jack Nicklaus. The course sits amongst the mangroves and lakes in a natural setting in harmony with nature.
Another attraction in the area is the Al Zorah Nature Reserve. There are more than 200 types of native and migratory birds here, including pink flamingos. It is also a popular ecotourism location as visitors can walk on trails amongst the mangroves, and go diving, swimming, and kayaking.
Marina 1 is an ultra-modern marina with a coastal park and plenty of activities to do. You can rent a kayak and go kayaking through the mangrove forest, take a tour on a traditional Arab boat called an abra, take a flight on a hydroplane, or indulge in dinner at one of the many cafes and restaurants. Marina 1 Park, with a total area of 100,000 sq. km, has a trampoline park, indoor karting, rides, football fields, and padel tennis courts.
UAE Pygmy Zoo is a petting zoo popular among families with children. You can take a ride on a camel, feed the animals and birds, play with puppies, or have a family picnic at one of the designated picnicking areas.
Al Zorah is a freehold community, therefore foreigners can freely purchase real estate here. Properties on offer include villas, townhouses, apartments, and penthouses. It is also possible to buy plots here as well. Upon purchasing residential property valued at AED 2M (USD 545K) and above, the owners will become eligible to receive UAE residence and can receive the 10-year Golden Visa. This visa allows the holder to sponsor a spouse, children, parents, and domestic staff.
As the community is still under construction, a majority of the available units are off-plan properties. This gives investors a wide perspective – the moment the complex is ready, prices will immediately go up, and once the area’s infrastructure has been completed, property values in Al Zorah will significantly increase.
