Al Zahia is one of seven residential communities located in Muwaileh, an area of Sharjah that is situated on the outskirts of the city. Properties include villas, townhouses, and apartment complexes.
The community features a well-developed social and recreational infrastructure. There are numerous landscaped parks near the residences, which offer walking paths and sports facilities. The community, which covers an area of one million square metres, is currently home to about 12,000 residents.
Residents have easy access to Sheikh Mohammed Bin Zayed Road, which provides direct routes to other parts of the emirate. According to the master plan, the community will have public transportation stops. Once completed, the nearest bus stops can be reached within a five-minute walk of the residences.
For groceries and household goods, residents can shop at local supermarkets, such as Ramez Hypermarket, Carrefour, Galaxy City Supermarket, Al Neefa Grocery, and Muzoon Supermarket.
City Center is the most popular shopping and entertainment centre near the community and features more than 350 brand-name stores. Residents can also go shopping at Matajer Al Juraina, Safeer Mall, Oasis Mall, and Mega Mall.
Italiere Restaurant, Atyab Falafel, and Gazebo Restaurant are located within a 10-minute drive of Al Zahia. For fast food, residents can go to McDonald’s, Pizza Express, and KFC, which are situated within five minutes of the community.
Residents can take advantage of local educational institutions. Canadian Montessori Nursery, Crystal Valley Nursery, and Al Eman English Nursery provide British or Canadian educational programmes. There are a number of prestigious comprehensive schools near the residences. GEMS Millennium School uses an Indian curriculum. The American International School Of Creative Science uses an international programme, and Westminster School uses a British curriculum.
For medical care, residents can go to HNC Al Sabah Medical Centre, Access Clinic, Aster Clinic, and New Central Poly Clinic, which can be reached within a 10-minute drive of the community. Sharjah International Airport is located within a 10-minute drive, and Dubai International Airport is situated within a 20-minute drive.
Al Zahia is a family-friendly community with a tranquil and safe atmosphere.
Al Zahia offers a wide range of properties that are for sale and rent. Units include studios and apartments in modern residential complexes, as well as luxurious and spacious villas.
One- to two-bedroom apartments are particularly in demand among tenants and investors and are ideal for young couples and small families. The annual rental rate for an apartment starts at AED 39,000 (USD 10,500), and properties are stylish with excellent layouts and thoughtful designs. Units have a return on investment rate of 7.8%.
Most villas in Al Zahia belong to the premium segment of the real estate market, so they do not boast a high rate of return. The annual rental rate for a four-bedroom townhouse, with an area of 2,800 sq. ft., is AED 120,000 (USD 33,000). Units have a return on investment rate of 5.6%.

Al Zahia is still in its active construction phase. Some projects are expected to be completed by the end of 2022. However, the community already has a number of luxury apartment complexes that have modern architectural designs and upscale amenities. These complexes include Al Lilac, Al Narjis, Garden Apartments, and Al Jouri.
The complexes that are currently under construction include Al Orchid, Al Yasmeen, and Al Camelia.
Al Zahia is home to six themed park areas that attract visitors from all over the emirate. Tree Park is ideal for those who like an active lifestyle and family-friendly activities. There are several outdoor playgrounds and attractions. Sensory Park will soon be decorated with innovative interactive sculptures and sensory plants. Adventure Park and Games Park offer a large number of activities, including rock climbing, hiking through tunnels, and rope walking. Water Park and Art & Sculpture Park feature contemporary art exhibits.
