About Muwaileh

Muwaileh is a district of Sharjah, which is located on the outskirts of the city near an industrial zone. Its main advantage is its proximity to Sheikh Mohammed Bin Zayed Road, one of the nation’s main thoroughfares.

The area has a quiet and calm atmosphere, which is in stark contrast to other parts of the city. For this reason, the community is an ideal choice for small families with children.

The neighbourhood consists mostly of low-rise buildings that have three to seven floors. There are also large areas that are occupied by private residences.

Muwaileh offers a wide range of properties, including apartments and luxury villas that are available to buy and rent. Apartment complexes include mostly studios and one- to three-bedroom apartments that are in the budget segment of the local market. Almost all of the residential properties are connected to centralised air conditioning and heating systems, and some units also have gas supplies. Interiors were designed using a modern style. Three- to five-bedroom villas and townhouses are ideal for large families and feature spacious and comfortable layouts.

The local public transportation network is relatively underdeveloped, and there are only a few bus stops near the residences. As a result, the vast majority of locals prefer to travel around using personal vehicles and cabs.

For groceries and household goods, residents can shop at Roses Land, Nesto, Al Mawal, Teyour Al Shams, and Najm Al Danube. The area also has a selection of well-known shopping and entertainment centres, including City Center Zahia, which offers more than 360 name-brand stores.

Residents can enjoy nearby restaurants and cafes that serve national and international cuisines, including Arab, Pakistani, and Indian dishes. Two of the most popular eateries are Biryani Kabab and India Star.

Residents can take advantage of 17 local schools that vary in educational programmes. Delhi Private School and Delta English School have CBSE standards. The prestigious Brilliant International Private School and Providence British Private School have a preference for the British educational system. As for higher education, students can go to the University City of Sharjah.

For quality medical care, residents can go to New Central Poly, HNC Al Sabah, Prestige Dental Clinic, and Thumbay. Sharjah International Airport can be reached within a 20-minute drive of the community.

Economic attractiveness

Real estate in the Muwaileh area is in demand among those who are looking for high-quality and comfortable housing at reasonable prices. In 2020, the community was recognized as one of the most popular areas for buying or renting homes in Sharjah. This is due to housing prices. For example, the annual rental rate for a studio starts at AED 8,000 (USD 2,000), which is much less than in other similar parts of the emirate.

Villas are spacious and fully self-contained, which makes them more expensive. Four-bedroom townhouses have a starting price of AED 2,385,000 (USD 651,000) and an annual rental rate of AED 120,000 (USD 33,000).

One- to two-bedroom apartments are the most in-demand units and have a return on investment rate that ranges from 2.5% to 3%. Villas and townhouses have a higher return rate that averages between 5.4% and 5.9%. However, they are not as attractive to potential investors since they are less popular among tenants.
