Muweileh Community is the first multi-phase project in Sharjah’s suburban area of Muweileh.
The residential community consists of nine plots that are divided into eight separate buildings and a community centre. There are a total of 440 residential units, 24 retail spaces, and other commercial units. The project was developed by Al Thuriah Properties.
Each of the buildings consists of a ground floor, two floors of parking, and five residential floors with 11 apartments on each one. Properties include studios and one- to three-bedroom apartments that vary in size and configuration.
Studios have a minimum size of 750 sq. ft. One-bedroom apartments have a minimum size of 910 sq. ft. Two-bedroom apartments have a minimum size of 420 sq. ft., and three-bedroom apartments have a minimum size of 830 sq. ft. The annual rental rate for a one-bedroom apartment is approximately AED 33,000 (USD 9,000).
Each building has a community pool, separate gyms for men and women, a children’s play area, event space, 24-hour maintenance services, and round-the-clock security.

Muweileh Community is located on the outskirts of Sharjah. It is set away from parks and beaches and is surrounded by the industrial areas of the emirate. Residents have easy access to Emirates Road and the National Paints traffic circle, which provide direct routes to other parts of the city. The area has limited public transport links, so residents prefer to travel around using personal vehicles and cabs.
Residents can take advantage of nearby schools. A few of the top-rated institutions include the Ambassador School, Gems Millennium School, and Our Own English High School. University City can be reached within a 10-minute drive of the apartments.
The community is surrounded by restaurants, entertainment venues, grocery stores, and shopping centres, such as Lulu Hypermarket, Safari Mall, Sharjah Exhibition Centre, and Nesto Supermarket.
For medical and dental care, residents can choose from five local clinics, Thumbay Specialty Centre, HNC Al Sabah Medical Centre, New Central Poly Clinic, Prestige Dental Clinic, and Bab Al Muwailah Dental Clinic, which are situated within a five-minute drive of the buildings.
Sharjah International Airport can be reached within a 15-minute drive of the community.
Muweileh Community was commissioned in 2021, so it is likely that the project will continue to grow in popularity in the coming years. The area has promising economic conditions, which are expected to cause an increase in demand for housing. Apartments have an average return on investment rate of 3.9%.
