About the Development

Club Villas is a gated residential sub-community that is part of the Dubai Hills Estate. It is located next to the 18-course golf club. Construction of the project was launched in November 2017. The complex was scheduled to be completed in 2020, but due to the pandemic, the deadline was pushed back to late 2021. The developer is Emaar Properties.

Club Villas

There are a total of 150 three- and four-bedroom villas in the complex. Of these, 144 are attached and six are detached. The properties are available in five different  architectural styles: Art Nouveau, International, Minimalist, Cubist and Modern.

Each has its own garden, double carport and roof terrace.Inside each property there is a maid’s room, fitted kitchen, bathrooms with premium fixtures and fittings, roof terrace, private garden and garage. Most 3-bedroom villas have park views from their panoramic windows, and 4-bedroom villas have golf course views. Plots range in size from 2,893 to 3,367 square feet. Villas start at AED 11,850,000 (USD 3,226,000).

Club Villas residents will also enjoy communal pools, playgrounds, landscaped areas with walking paths, and biking paths.

Location

The development is part of the large-scale Dubai Hills Estate community in Mohammed Bin Rashid City. Dubai Hills Estate is home to one of the world’s finest 18-course golf courses and a 15 minute drive from Club Villas is Circle Shopping Mall, a parkland area with cafes and restaurants and over 45km of walking trails.

Residents of Club Villas have access to Ras Al Khor Road for quick access anywhere in the Emirate. Within easy access by car are:

  • Jumeirah Beach – 20 minutes drive;
  • Downtown Dubai – 20 minutes;
  • Palm Jumeirah – 25 minutes;
  • Dubai Marina Mall – 25 minutes;
  • Dubai International Airport – 30 minutes.

There are several kindergartens and schools available for families, such as Crystal Valley Nursery, Child’s Play, Kid’s Way Nursery, King’s School Al Barsha, Dubai British School or GEMS World Academy.

At the end of 2021, Dubai Hills Estate is expected to open its own shopping mall, Dubai Hills Mall. It will offer about 650 famous brand stores and restaurants, which will offer dishes from dozens of cuisines around the world.
