FAQ
-
How many areas does Metropolitan cover in the UAE and abroad?
Metropolitan covers 310 area entities: 161 Dubai districts, all seven emirates, 49 named projects and communities, 41 Abu Dhabi districts, and 25 international markets across Europe, the GCC, the Caucasus and Asia.
-
Which UAE emirates allow foreign freehold ownership?
Dubai offers full freehold to all nationalities in designated freehold areas, regulated by the Dubai Land Department. Abu Dhabi allows expatriate freehold in designated investment zones such as Yas, Saadiyat, Al Reem and Al Maryah. Sharjah, Ajman, Ras Al Khaimah and Umm Al Quwain each operate their own frameworks, combining freehold in specific developments with long-term usufruct or leasehold. Fujairah has taken a more conservative approach and has no equivalent open freehold framework - foreign buyers there have typically used long-term leasehold of up to 99 years.
-
How do I choose between Dubai districts?
Start from the constraint that will not move. If it is a school, filter by campus and KHDA rating and accept the commute. If it is a commute, filter by metro and highway access first. If it is yield, compare transaction-based figures rather than listing-based ones, since asking-rent against asking-price typically overstates gross yield by one to two percentage points. Each area page carries walk and drive times to schools, clinics, retail and city landmarks so the trade-off is visible before you shortlist.
-
Which international markets does Metropolitan cover, and where are the ownership rules changing?
Coverage spans the United Kingdom, Spain, Montenegro, Georgia, Oman, Saudi Arabia, Indonesia, the Maldives and Egypt. Four live legal transitions matter right now: Spain abolished its Golden Visa on 3 April 2025 under Organic Law 1/2025; Montenegro closed its citizenship-by-investment programme on 31 December 2022; Saudi Arabia opens foreign residential ownership in designated zones on 21 January 2026 under Royal Decree M/14; and Georgia's property-based residency threshold rises from USD 100,000 to USD 150,000 on 1 March 2026.
-
How do I get a residence permit (Golden Visa) when buying property in the UAE?
By purchasing property worth at least AED 2 million, investors are eligible for a 10-year UAE Golden Visa. If the property value is AED 750,000 or more, a 2-year residence visa is available. These rules apply to both ready properties and off-plan projects, making Dubai real estate investments a reliable way to obtain residency.
-
What is better for an investor to choose: off-plan properties or the secondary market?
Buying off-plan properties attracts investors with flexible developer payment plans and high potential for capital appreciation by the time of handover. The secondary market suits those who want to immediately generate stable passive income from renting. When evaluating ROI, it is worth noting that ready apartments in popular areas yield an average of 5% to 8% annual net profit.
