About the area

Tilal City is a modern neighbourhood located in Sharjah near the junction of Emirates Road and Sharjah-Kalba Road. It covers an area of 25 million sq. ft., and parts of it are currently under construction. The project is being implemented by Sharjah Asset Management and Eskan Real Estate Development, and it is expected to accommodate up to 65,000 residents.

Real estate in Tilal City include apartments, villas, townhouses, and plots of land. The area is divided into five areas: A, B, C, D, and E. Zones A, B, and C consist of residential units, and Zone D will include residential and commercial buildings. Tilal Mall, a large shopping and entertainment centre, educational institutions, mosques, and other recreational facilities are planned for Zone E.

Tilal City does not have any skyscrapers. Residents can enjoy a tranquil and peaceful living environment that is set away from the hustle and bustle of the central part of the emirate. Apartments are available in Shams, Areej, Naseem Residences, Almass Residences, and Morooj South. Residential complexes have a neo-classical style and range in height from three to five floors.

Detached and semi-detached villas are also available and have a modern architectural design. Units feature terraces, garages, and panoramic windows. A few popular communities include Naseem Villas, Almass Villas, and Morooj North.

Infrastructure and location

Tilal City is still a work in progress. At the moment, residents have access to all of the necessary utilities, such as sewerage, gas, water, and electricity. Almost half of the area is dedicated to the construction of public facilities, including schools, parks, and community centres.

DoubleTree by Hilton Sharjah is a five-star hotel located near Tilal Mall. It will offer 200 rooms, a restaurant, a cafe, a gym, a swimming pool, and business facilities. For now, Krush Burger in Masaar is the only restaurant.

Residents can easily travel around using personal vehicles. The nearest schools, hospitals, and leisure centres can be reached within a short drive. The community is situated within a 10- to 15-minute drive of many key facilities, including:

The Al Khawaneej area of Dubai is located within a 20-minute drive of Tilal City. It is home to several schools, parks, and recreation facilities, including Al Athba School for Girls, Otbah Bin Ghazwan Boys School, Al Khawaneej Walk, and Last Exit Food Court. The Al Rowdat Suburb and Al Gharayen can also be reached within a 20-minute drive and are home to public and private educational institutions, such as GEMS Our Own English High School.

The coastal part of the emirate is situated within a 30-minute drive of the community. Sharjah Museum of Islamic Civilization and Expo Centre Sharjah can also be reached within a 30-minute drive.

Economic Attractiveness

Tilal City offers many profitable real estate investment opportunities for locals and foreigners. Properties can be purchased to subsequently rent out, which can generate a steady income. The community was the first area in the region where expats could buy properties to rent them out.

Two- to three-bedroom apartments in Zones B and C have an annual rental rate that ranges from AED 30,000 (USD 8,000) to AED 90,000 (USD 24,000). Six- to seven-bedroom villas have an annual rental rate of approximately AED 170,000 (USD 46,000).

The most popular communities in Tilal City are Zones C and B. Properties in Kaya and Robinia, which are situated in the sub-community of Massar, are also in demand among tenants and investors.

Tilal City Zone C is home to Naseem Villas and Almass Villas. Properties include two-storey villas and townhouses that were designed using a post-modern architectural style. Naseem Villas only offers plots of land at the moment, which cover an area of approximately 4,000 sq. ft. Plots have an average price of AED 600,000 (USD 160,000). Almass Villas offers townhouses that cover an area of 3,605 sq. ft. and have a price of approximately AED 2,200,000 (USD 600,000).

Areej and Naseem Residences are situated in Tilal City Zone B. Plots of land are available for new construction projects. Plots range in size from 5,381 sq. ft. to 14,015 sq. ft. and range in price from AED 880,000 (USD 240,000) to AED 1,100,000 (USD 300,000).

The communities of Kaya and Robinia are adjacent to Tilal City. However, they are not officially part of the master plan, but are attributed to the Tilal area and are being successfully built and developed. Properties in Kaya include villas and townhouses that range in size from 1,574 sq. ft. to 6,800 sq. ft. Units range in price from AED 1,100,000 (USD 300,000) to AED 4,900,000 (USD 1,300,000). Robinia has the largest selection of properties, including two-bedroom townhouses and six-bedroom villas. Properties range in size from 1,961 sq. ft. to 10,245 sq. ft. and range in price from AED 1,300,000 (USD 354,000) to AED 7,500,000 (USD 2,040,000).

Attractions

Tilal City is located near several popular attractions. Sharjah National Park, Sharjah Knowledge Centre, and Sharjah Classic Cars Club are situated in Al Gharayen and can be reached within a 15- to 20-minute drive.

Sharjah National Park provides space for outdoor activities and family picnics. There is also a café and children’s playground. Sharjah Exploration Centre is a great place for families. Children can learn about science, play games with knowledgeable staff, drive mini-karts, and go rock climbing. Sharjah Classic Cars Club is a museum that appeals to vintage car enthusiasts.
