Jebel Sifah is an Integrated Tourism Complex (ITC) on Oman’s northern coast, located approximately 75 km southeast of Muscat International Airport and around 45 minutes from the city centre by car. It sits between the Al Hajar Mountains and the Gulf of Oman, with nearly 6 km of coastline and over 85% open space by design. The area falls within the Muscat Governorate.
The community is developed by Muriya — a joint venture between Orascom Development Holding and OMRAN Group, the Sultanate’s leading tourism development arm. Muriya also developed Hawana Salalah and describes itself as the largest private tourism and real estate developer in Oman, with over $750 million in total investment across its portfolio.
As an ITC, Jebel Sifah is open to foreign buyers on a freehold basis. All properties are registered through the Amlak system, and any purchase qualifies the buyer and their immediate family for residency in Oman for as long as the property is owned.
Jebel Sifah is built around a central marina town, which serves as the resort’s social hub. The marina operates 84 wet berths and 115 dry berths, with a fuel berth, metered electricity and water, floating pontoons, and round-the-clock security. It accommodates boats, yachts, and superyachts.
The golf course is a nine-hole, par-36 layout designed by Harradine Golf, with views of the sea and mountains. On-site amenities also include the Sifawy Boutique Hotel — a 68-room property with restaurants, a pool, spa, and fitness centre — along with a beach club, SPAR supermarket, clinic, tennis, padel, basketball, and 5-a-side courts. Water sports are operated by Extra Divers Sifah.
The community is self-contained for everyday needs, with property management services provided through Wajd. UNESCO-protected white sandy beaches are accessible directly from the resort. Owners who want to generate rental income when not in residence can list properties through Wajd’s rental programme.
Jebel Sifah’s active rental programme and resort infrastructure support short-term rental demand, particularly from Muscat residents using it as a weekend destination and from international visitors.
For long-term residency, Oman’s Golden Visa requires a minimum investment of approximately OMR 200,000 (~USD 520,000 / ~AED 1.9M) in an ITC property.
