Dubai's luxury property market opened September with the sale of a six-bedroom villa in the Ayumi project on Palm Jumeirah for AED 260 million. The completed villa spans approximately 26,550 square feet.
Recorded by the Dubai Land Department on September 1, the transaction works out to around AED 9,792 per square foot. A second completed villa in the same project was mortgaged for AED 130 million around the same period.
The Palm Jumeirah sale followed another burst of high-value activity in the Burj Khalifa area days earlier. A villa there sold for AED 725 million, while another property was mortgaged for AED 471.3 million. Both properties covered about 379,000 square feet. The sale worked out to approximately AED 1,914 per square foot, and the mortgage was equivalent to around AED 1,244 per square foot. Together, the two transactions accounted for nearly AED 1.2 billion in property activity.
Transaction volumes across the wider market also stayed elevated around the same period. Property sales during early trading on the preceding Friday amounted to AED 1.3 billion across 185 transactions, and mortgage deals that day reached AED 684 million across 44 transactions. Early trading on September 1 brought total transactions to AED 1.2 billion across 339 deals. Both figures reflect only the early trading session, not full-day totals.
