The Hills

The Hills is part of the larger Emirates Living complex, which also includes The Greens, The Springs, The Meadows, and The Lakes. The Hills includes four small towers: two residential towers and two hotel towers. The project was developed by Emaar Properties, a well-known company also involved in the construction of Downtown Dubai, Arabian Ranches, Emirates Hills, and The Lakes.

DAR Consult was in charge of the project’s design. Development began in 2013 and was completed in 2019.

The Hills community includes Vida Emirates Hills and Vida Residence The Hills Hotels. Residents are offered luxury apartments with one to three bedrooms. The average size of an apartment is 82 sq. m. (878 sq. ft.) .

The Hills offers a variety of amenities, including access to beauty salons, spas, equipped gyms, barbecue areas, children’s playgrounds, restaurants, parks, swimming pools, and the Emirates Golf Club.

One-bedroom apartments are available for sale at an introductory price of AED 980,000 (USD 267,000), and annual rental costs at The Hills start at AED 70,000 (USD 19,000).

The price for purchasing an apartment in the Emirates Living complex has risen by 3.14% over the past month. It is now AED 11 (USD 3) per sq.m. (sq.ft.).

The rental costs at Emirates Living have also increased by 2.93%, and the average return on investment for an apartment at Emirates Living is 6.82%.
