Discovery Gardens is a residential neighbourhood stretching for 6 km on the southern outskirts of Dubai. Commissioned in 2008 by Nakheel, the area includes buildings with four to eight floors.
The project features gardens covering an area of 2,415,479 sq. m (26,000,000 sq. ft), which is about a third of its total land. The area is divided into six thematic zones, and each one offers a specific type of garden with distinctive landscaping and vegetation.
Discovery Gardens includes 291 buildings with residential properties. There are 26,000 studios and apartments with one or two bedrooms. The facades of the buildings are painted using a colourful palette. The architecture features many European-inspired elements, such as arch windows, towers, multi-level roofs, and shutters. Buildings are separated by spacious green areas, and the low-rise architecture and gardens with flowers evoke a pleasant association with fairytale settings.
The community is two km from the sea between two major highways: Emirates Road and Sheikh Zayed Road. The Jebel Ali Free Economic Zone is located near the community, and the area offers easy access to the Discovery Gardens Metro station.
The neighbourhood features apartments, hotels, restaurants, and nightclubs, and it attracts tourists, students, and professionals. The Ibn Battuta Mall, one of the most popular shopping centres in Dubai, is also located in the area. Residents can enjoy the nearby Geant supermarket, as well as 50 restaurants and 20 cinemas.
Each building offers underground parking for residents, and there is plenty of public parking for visitors. Residents can also take advantage of several local bus routes. Mini-markets and grocery stores are available throughout the neighbourhood. The community has several preschools, such as Chubby Cheeks. Residents with older children can choose a school based on the curriculum: British, Indian, or American. Knowledge Park and its selection of universities can be reached within a 15-minute drive. Residents can access medical care at nearby facilities, such as the Aster Clinic and the Medcare centre.
Properties are available to buy and rent. Units in this area are attractive investments due to their family-friendly appeal and close proximity to jobs and schools. The community is located near the world’s largest economic zone, which is home to over 7,000 companies and commercial facilities.
The area is within the zone of unconditional real estate ownership, which attracts foreign investors. The return on investment rate for apartments can reach 8.3%, per annum. The quickest return on investment is for studios and one-bedroom apartments. Those units are characterised as having high levels of rent.
Property prices are lower on average than in the city centre or in areas with access to the sea. Therefore, there is an increase in demand for housing in Discovery Gardens, regardless of the season. Apartments can also be purchased to rent out, and the average price for a one-bedroom apartment with 88 sq. m (950 sq. ft) is AED 39,000 (USD 10,617), per year.
