Nest

Nest is a new student housing development located in the Aljada community of Sharjah’s Naseej District. The development consists of 12 mid-rise buildings surrounded by landscaped pedestrian areas and developed infrastructure. The developer of the complex, and the entire community, is Arada Developments LLC. The project’s construction began in 2018 and is scheduled for completion in the third quarter of 2022.

Nest is situated near the two major universities: the University of Sharjah and the American University of Sharjah. The complex offers apartments with one- to four-bedroom floor plans. Units will provide comfortable working and living spaces for students. Select apartments will be able to accommodate up to eight students. Bedrooms will be fully furnished with two beds, and students will have access to shared kitchen areas.

Apartments range in size from 348 sq. ft. (32 sq. m) to 2,451 sq. ft. (228 sq. m), and units range in price from AED 348,000 (USD 95,000) to AED 2,083,350 (USD 567,000).

The Aljada community is located in a central area of the emirate. It features several residential complexes at the intersection of Al Dhaid Road and Sheikh Mohammed Bin Zayed Road, which are located within a 20-minute drive of Dubai.

Nest offers many profitable real estate investment opportunities. The complex is conveniently located near two major universities. As a result, there is an influx of students wishing to live in the new apartments.

There is a dedicated agency looking for tenants to rent out units at Nest. The projected ROI for renting out apartments is likely to be as high as 10%.
