According to Aiko Durimhan, Property Management Director at Metropolitan Premium Properties, the owner is strongly recommended to perform a snagging walkthrough before the property is handed over by the developer. If you identify any issues during this time, they will become the responsibility of the developer, saving you from paying additional charges for fixing the defects. The duration of snagging depends on the size and quality of the real estate. It can take at least 3 hours.
Metropolitan Premium Properties offers extensive snagging services, which encompass the inspection of air-conditioning and electrical systems, plumbing, interior finishes, appliances and furniture. The basic agency package costs AED 1.3 (USD 0.35) per sq. ft and includes one snagging procedure with a minimum fee based on the amount of bedrooms.

Another option is the full assistance package priced at AED 2 (USD 0.54) per sq. ft, with a minimum fee depending on the number of bedrooms. This service includes not only an inspection report, but also booking and negotiating with the developer on behalf of the homeowner. Most importantly, you can take advantage of unlimited re-inspections until all reported issues are resolved.
