Overview

One B Tower is a 47-storey luxury residential tower on the frontline of the Dubai Water Canal, directly on Sheikh Zayed Road. It is the world's only Charity Tower — a designation tied to the 1 Billion Meals Endowment initiative — developed by Wasl, a government-linked entity operating under Dubai Real Estate Corporation. Metropolitan Group currently has 10 units available for acquisition.

Availability

Wasl launched One B Tower in May 2024. Both initial sales phases closed within 48 hours, reflecting demand for canal-frontline inventory on Sheikh Zayed Road. Metropolitan Group currently has 10 units available, covering the upper tiers of the building — 1-bedroom apartments starting at AED 2.49 million through to Sky Villas, Pool Villas, and a signature penthouse of 11,000 sq.ft. Studios and 2–4 bedroom apartments are also available within the collection, with residences ranging from approximately 458 sq.ft to over 9,500 sq.ft.

All units sit in a freehold zone, open to buyers of any nationality with full ownership rights. The payment structure is 60/40 (5% on booking, 55% during construction, and 40% on handover), with a Q4 2028 completion date. Purchases of AED 2 million and above qualify for the 10-year UAE Golden Visa.

Architecture & Design

Designed by UNStudio

UNStudio is a Dutch architecture firm known internationally for the Mercedes-Benz Museum in Stuttgart, Arnhem Central Station, and Raffles City in Hangzhou. The firm has a prior commission with Wasl on SZR — Wasl Tower, a 302-metre supertall with one of the world's tallest ceramic facades. For One B Tower, UNStudio designed a glass facade with bronze panels and protruding balconies defined by decorative glossy columns — a form that references desert sand dune curves. The podium is built around an elevated ceiling and soaring column structures, setting the tone for the building's interior language at street level.

Interiors follow a contemporary aesthetic — large-format light beige tiles, neutral walls, fully fitted modern closed kitchens — with floor plans ranging from studios and 1-bedroom layouts to multi-level Sky Villas and Pool Villas with private canal-view terraces.

The Mission

The World's Only Charity Tower

One B Tower is the only residential development in the world designated as a Charity Tower. The project is a central pillar of the 1 Billion Meals Endowment initiative, launched under the patronage of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai. Proceeds from residential sales flow into the endowment fund, generating sustainable returns directed toward food security programs for vulnerable populations globally.

The tower's construction value stands at AED 800 million. The initiative raised AED 1.075 billion within its first year of operation. Mohamed Al Gergawi, Chairman of the 1 Billion Meals Endowment Board of Trustees, described the project as aligned with the institutionalisation of UAE humanitarian efforts — with premium real estate endowments generating returns directed toward a global food safety network.

Endowment structure

100% of proceeds go to the 1 Billion Meals Endowment fund. The philanthropic mission is built into the legal and financial structure of the development, under the oversight of the 1 Billion Meals Endowment Board of Trustees.

Wasl Asset Management Group, the developer, is a government-linked entity operating under Dubai Real Estate Corporation, overseeing more than 40,000 properties across Dubai. Projected rental yields for One B Tower sit at 4–5%, supported by the canal-frontline address in a corridor with constrained new supply.
