About the project
Discovery Gardens is a large-scale residential project in southern Dubai. The property is located in Jebel Ali between Sheikh Zayed Road and Emirates Road. The project is owned by Nakheel. Completed in 2008, it counts among the first “new buildings” erected on the outskirts of the city.
The community features more than 26,000 apartments with 1 or 2 bedrooms. Discovery Gardens includes low-rise residential buildings surrounded by beautiful gardens and thoughtful infrastructure.
The buildings in the complex are formed into clusters around the garden area and their style. Among them are:
- Zen;
- Mediterranean;
- Contemporary;
- Mogul;
- Mesoamerican and Cactus.
The site is home to 290 low-rise buildings, several hundred small stores and medical centers.
The minimum price for a one-bedroom apartment is AED 280,000 (USD 76,230), with rent starting from AED 20,000 (USD 5,450) per year.

Location
Discovery Gardens’ proximity to Dubai’s major business and economic hubs makes it an interesting destination for investors and tourists.
The community has three subway stations located on the red line connecting Nakheel Harbour & Tower to Expo 2020. The interchange provides the necessary connections to all parts of the subway system. Feeder buses serve the community from Ibn Battuta Mall.
The nearest cinemas are Novo Cinema, Jebel Ali Village, Reel Cinemas, and Roxi Marina Beach. The distance to the sea is 2 km, and about 30% of the site is occupied by green areas. In the immediate vicinity is a shopping center, Gardens.
Travel time from Discovery Gardens to Dubai Mall is no more than 25 minutes, it is 15 minutes to Palm Jumeirah, 20 minutes to Burj Al Arab and 16 minutes to Walk JBR.
DXB International Airport is a 40-45 minute drive away, the new Al Maktoum terminal a 30-33 minute drive away.
The facility provides a wide range of services for residents and guests. The nearby available infrastructure includes:

Nakheel has announced the construction of new connected bike trails at Discovery Gardens, including a 40-kilometer road through the Villas, Al Furjan, and Gardens. In addition, a new trail with a “loop” for experienced cyclists has been built. Modern hotels and shopping centers are also currently being built in the vicinity. These points, together with the developed infrastructure of the community, make it attractive to businessmen and investors. Experts predict steady growth in land and real estate in Discovery Gardens. The average return on investment here is 8.47%.
