Greenwoods is a residential development by DAMAC Properties located at the verge of the DAMAC Hills master development, also known as AKOYA, in the very heart of Dubailand. DAMAC Hills is known for mixed-use and conceptual projects that provide its residents with premium accommodation options and all that they might require in terms of amenities.
Greenwoods at DAMAC Hills is a residential project that is going to consist of three- and four-bedroom townhouses. It is currently under construction and is expected to be handed over by November 2024. Every unit features a small backyard along with spacious rooms and a kitchen, considering that areas start from 1980 sq. ft. However, investors should note that appliances for a kitchen are not included in the developer’s offer.
Since Greenwoods is part of DAMAC Hills, its residents are going to have access to Trump International Golf Club Dubai – a state-of-the-art championship golf course designed by the architect Gil Hanse. Being a part of DAMAC Hills, Greenwoods basically has access to everything that the master community has to offer. But what’s more important about the community’s location is that it is situated next to the Al Qudra road, that provides access to a number of popular destinations and landmarks of Dubai.
It takes about 20 minutes to get to the Mall of the Emirates, Palm Jumeirah, and Burj Al Arab by car, while Ibn Battuta Mall is 25-minute drive away. It takes a 30-minute drive to get from Greenwoods to such places as The Dubai Mall, The Walk at JBR, and La Mer by Meraas.
Two of the country’s most notable airports are also accessible. The Al Maktoum International Airport can be reached by car within 30 minutes, whereas the Dubai International Airport can be reached within a 40-minute ride.
There are no beaches in the immediate vicinity of Greenwoods, but Al Sufouh Beach, the Public Beach of Jumeirah, and Kite Beach can all be reached within 25 minutes of driving. Moreover, they feature multiple amenities, including food trucks and various entertainment options along with an energetic and friendly atmosphere.
Considering its location and all the amenities available at DAMAC Hills, Greenwoods has a huge potential of becoming a popular tourist lodging spot. It’s located rather close to various Dubai’s landmarks and its proximity to the Al Qudra road allows its residents to get quickly to other areas of the city. Plus, the Trump International Golf Club is going to attract numerous golf players and fans during events and training sessions. In other words, investors that are looking to invest in real estate that is going to be in great demand should take Greenwoods into serious consideration.
Since Greenwoods at DAMAC Hills is an off-plan development, there is no information whatsoever on the rental trends and ROIs in this particular neighborhood. However, DAMAC Hills is a rather large master community and already has somewhat steady trends and indicators. Considering the available data, three-bedroom units generates 5.4%, while four-bedroom houses feature 5% ROI. This can change by the time the project is completed and handed over, but at the moment these figures are the best anchor to date.
