Duplexes are apartments on two levels. The uniqueness of these real estate objects is the zoning of the space by height. The lower level contains the living room, kitchen and terrace. The upper level has bedrooms, bathrooms and balconies. Duplexes with 1 to 7 bedrooms are available for sale.

Property types differ in size. You can choose and buy an object with one bedroom on the second level of no more than 100 sq. m (1100 sq. ft). In Dubai complexes, there are duplexes with 7 bedrooms of 2,787 sq. m (30,000 sq. ft). Most of the properties are in the 3-4 bedroom segment. The total area of the two levels ranges from 200-500 sq. m (2200-5400 sq. ft).

Price trends of duplexes in Dubai

Properties for sale in different price segments attract a wide range of buyers. A minimum investment of USD 272,300 (AED 1,000,000) is required to achieve a return on investment in different areas of the city.

Another option would be to buy a spacious duplex on two levels. Properties starting at 500 sq ft (5,400 sq ft) in size cost from USD 3,267,000 (AED 12,000,000). The area can be divided into several rooms for future rentals.

The cost is influenced by the location of the duplex. Average price options from USD 1,088,000 (AED 3,997,000) are concentrated in popular projects Sadaf, Shams, Amwaj district of JBR and the Palm Jumeirah island. A more expensive duplex for USD 21,780,400 (AED 80,000,000) is available in Culture Village.

Dubai has freehold zones that are attractive to foreign investors. The law on freehold zones applies to 52 districts of the city. After the purchase of a duplex in the freehold-zone  your property can be used at your discretion: to rent, resell, pass on the inheritance.
