About Dubai

The Arab Emirates is among the richest countries in the world. In terms of GDP per capita, the country ranks 25th. One of the factors contributing to the country’s wealth is a huge reserve of hydrocarbons: gas and oil. Dubai, the ultra-modern metropolis in the UAE, accounts for 4% of the total world reserves. However, oil and natural gas are not the only sources of wealth of the country.

The Emirates is famous for its developed tourism sector, advanced IT solutions, trading opportunities and real estate market. Competent management and economic diversification are a constant in the UAE.

Dubai is a rapidly developing emirate. It is ranked one of the ten best cities in the world to live in. And on the criteria of security it ranks first in the world. The local real estate market demonstrated its resilience during the pandemic in 2020. In 2021, when other countries have experienced a post-pandemic economic crisis, Dubai continues to grow strongly and expand with new construction projects.

About Dubai Marina District

Dubai Marina is a high-end resort area in the western part of Dubai. The area was designed and built by Emaar Properties, a leading Arab construction company. In terms of prestige and demand it is second only to Downtown Dubai.

Dubai Marina covers an area of 4.9 square kilometers. Construction of the area began in 2003 and continues to actively expand with ultra-modern and high-tech projects.

Dubai Marina is a resort town, which has all the offerings for permanent residence or business in one of the business centers. Here there is a high-end residential complex Marina Tower with a height of 88 floors, Ocean Heights Tower with 84 floors, and Princess Tower with 101 floors. In addition to the residential real estate, in the vicinity of Dubai Marina are hotels, shopping and commercial buildings.

Through the Dubai Marina channel, both ends overlook the sea. On the waterfront of the canal Dubai Walk there is a marina.  The canal is lined with entertainment, shopping and sports facilities. There are many opportunities to both relax and play active sports. Here there is the world-famous Dubai Marina Mall, which includes 130 luxury boutiques and the most impressive cinema in the world, Reel Cinemas.

Property Features

Construction projects in Dubai Marina are in huge demand. Real estate in the area is considered a profitable and reliable investment, the average return on investment here is 6% per annum. Traditionally, the greatest demand among tenants are the studios and apartments with 1 bedroom.

It is the studios that demonstrate the highest ratio of profitability to cost. For example, the cost of buying a studio of 378 sq. ft. in Manchester Tower is AED 400,000 (USD 109,000). Studios in Marina Diamond 406 sq. ft. will cost AED 430,000 (USD 117,000).  The rental price for a studio in Dubai Marina starts at AED 32,000 (USD 8,700) per year.
