About the area

Al Gharayen is a residential area of Sharjah located near the emirate’s international airport and adjacent to Al Dhaid Road. It borders Al Noof and Al Juraina, and University City can be reached within a 10-minute drive. The community has all of the necessary amenities to ensure a comfortable living environment. Residents have easy access to educational institutions, hospitals, retail stores, and a large national park.

The developed area is divided into five sub-communities that are numbered one through five. The community consists of low-rise buildings that are connected by small streets. Properties include three- to eight-bedroom villas that have quality designs, gardens, high fences, gates, and parking for two vehicles. Most units also have staff accommodations, laundry areas, large kitchens, and living rooms.

Infrastructure and location

Al Gharayen offers a tranquil family-friendly atmosphere, and residences are set away from the coastal area of the emirate. Villas are located near Sheikh Mohammed Bin Zayed Road and Emirates Road, which provide direct routes to other parts of Sharjah and Dubai. Sharjah Airport and the border of Dubai can be reached within a five-minute drive of the residences. Dubai International Airport is situated within a 25-minute drive, and several public beaches are located within a 20-minute drive.

For groceries and household goods, residents can shop at Rukn Al Saadah Supermarket, Shabab Al Qaraien Supermarket, and Takamul Supermarket. For leisure activities, residents can go to Sharjah National Park and Sharjah Exploration Centre. The area is also home to Sharjah International Airport Hotel, as well as several small parks, restaurants, a bakery, a cafe, and a convenience store. The outer edge of the area is served by public transport. However, residents prefer to travel around using personal vehicles.

The area is roughly divided into five sub-communities, which provide similar accommodations. As a result, it is hard to say which one is the most popular.

Al Gharayen 1 offers four- to eight-bedroom villas. Properties range in size from 4,000 sq. ft. to 18,061 sq. ft. and range in price from AED 2,100,000 (USD 574,000) to 3,800,000 (USD 1,040,000). Al Gharayen 4 offers five-bedroom villas. Units cover an area of 18,000 sq. ft. and can be purchased for AED 3,950,000 (USD 1,080,000).

Modern three- to five-bedroom villas are among the off-plan properties. Units range in size from 2,000 sq. ft. to 5,000 sq. ft. and range in price from 800,000 (USD 220,000) to 2,700,000 (USD 740,000).

Attractions

Sharjah National Park is one of the area’s most popular attractions. The park has a children’s play area, a café, a football pitch, cycling paths, rollerblading paths, green lawns, a pond with ducks, and a huge slide. Visitors can enjoy family picnics and outdoor activities.  One of the park’s highlights is Sharjah in Miniature, which depicts a miniature version of the emirate, including its most famous buildings and Khalid Lagoon. Visitors can also experience the Tunnel of Fear, which is part of the cycling path, as well as an Arabic-style coffee shop.

The Exploration Centre is adjacent to the park and features a family-friendly interactive complex where visitors can dress up as scientists and learn about various scientific theories. Visitors can also climb a small wall, shoot balls, drive go-karts, and operate mechanical boats.

The Knowledge Centre, Sharjah International Airport, and the Sharjah Classic Cars Club are also situated within a short drive of the villas.
