Muriya is the largest private developer in Oman, with the most diversified portfolio in the country. Along with constructing real estate projects, the company specialises in the tourism and entertainment sectors.
Muriya was founded in 2007 as a result of the cooperation between Orascom Development Holding (ODH), a world-renowned construction holding company, and Tourism Development Company (OMRAN), Oman’s main state-sponsored company for the development of tourism. The former owns 70% of the shares, and the latter owns the remaining 30%. In January 2023, Muriya appointed a new CEO, Wael Al Lavati, the former head of OMRAN and founder of The Wave Muscat (AlMouj), a coastal community for expats.
Muriya’s portfolio includes various integrated communities, resorts and hotels, including Juweira Boutique Hotel and Salalah Rotana Resort, as well as Fanar Hotel & Residences, with 465 rooms and 220 rooms, respectively. The portfolio also features marinas, such as Hawana Salalah Marina and Jebel Sifah Marina, as well as Hawana Aqua Park and the beachfront, 9-hole Jebel Sifah Golf Course. Muriya is not only involved in construction projects, but covers a variety of other sectors as well, including the installation and operation of electricity grids, electrical substations and water supply systems, in addition to desalination plants and sewer and drain systems.
The company also provides property management services, excursions and various other leisure activities. Muriya’s total investment of AED 2.75B (USD 750M) includes approximately 1,200 completed hotel rooms, 1,000 private residences, 255 marinas and 1,000 direct and indirect jobs created. The developer’s land bank is currently estimated at 20.84 million sq. m.
Muriya’s residential communities are characteristically low-density, with a minimum of 75% of the developed territory set aside for open space, providing future residents with plenty of comfort and privacy. Each building features its own individual style, designed in harmony with the surroundings and first class finishes. Special attention is paid to the functionality of the spaces and the overall aesthetics. From the residents’ windows, scenic views of the ocean, marina, mountains or golf course can be seen.

Muriya’s largest master projects are Hawana Salalah, with a total area of 13.6 million sq. m, and Jebel Sifah, with 6.2 million sq. m. Havana Salalah and Jebel Sifah are both freehold projects, meaning that locals and foreigners alike are able to own property here.
The developer’s flagship project, Hawana Salalah, was designed specifically to be kept at a low building-to-land area density. Only 25% of the land will be built on, providing residents with maximum privacy. Villas and apartments are available for purchase, primarily around the marina.
Havana Salalah is the biggest resort project in the country. The project’s master plan includes four luxury hotels, the first ever aquapark in Oman, as well as many entertainment options and F&B establishments.
The luxurious beachfront complex, Amazi, designed by the renowned architectural firm, SB Architect, will occupy a part of the Hawana Salalah resort. Amazi will feature duplex and detached 2-4 bedroom villas and 1-2 bedroom chalets. It will also provide only the most premium of amenities to its residents. These include: a wellness centre with a spa, bars and restaurants, a clubhouse, an infinity pool with views overlooking the lagoon, a marina, white sand beaches, entertainment and more.
The developer’s second greatest project, Jebel Sifah, is located in As Sifah, approximately 40 minutes by car from Muscat. Jebel Sifah is juxtaposed between a 6-km coastline and the Al Hajar mountains. More than 85% of Jebel Sifah is allocated to open spaces. A golf course, a marina with a berth for superyachts and a boutique hotel can all be found here. The newest community in the project, The Beachfront, provides residents with a resort lifestyle right on the beach. Duplex or simplex 1-3 bedroom villas, 1-bedroom townhouses, studios and 1-2 bedroom apartments are available for purchase here. The community amenities feature children’s and adult swimming pools, a beach with a promenade, a dock, a yoga deck and children’s play areas.
