Majan is part of the large-scale Dubailand area and is situated near Sheikh Mohammed Bin Zayed Road. The project was developed by Tameer Holdings and Mizin Real Estate, and it covers an area of 16.5m sq. ft. (1.5m sq. m).
Construction on the area began in 2006, and it is currently fully operational with 28 completed buildings, as well as another 25 properties under construction.
Majan is located near Global Village and IMG Worlds of Adventure, which attract international visitors to the area. It is bordered by the developed areas of Al Barari and Legends, as well as Falconcity of Wonders and the City of Arabia.
Majan offers studios, one- to three-bedroom apartments, plots of land, and entire buildings for sale. The area is ideal for professionals and families with children who prefer to be away from the hustle and bustle of the city’s central and coastal areas.
The district is located near a major highway, which provides easy access to other parts of the city, including attractions, medical centres, and educational institutions. The project offers a variety of amenities, including:
Majan offers a fully developed network of roads. However, public transport is not yet available, so residents are advised to travel by personal car or taxi. The area offers several grocery stores, including Yenboa Al Madeena Supermarket, Quick Supermarket, and Anvar Minimart. Residents can also enjoy the Midtown Central Majan Shopping Centre, which has a Carrefour.
Local restaurants include Noor Halab Cafeteria, J5 Restaurant, and Terracotta Cafe & Restaurant, which operate in different parts of the development. LOWE Dubai at Legends and the Farm Restaurant at Al Barari are two popular restaurants located within a 5-minute drive of the residences. For medical care, residents can choose from a variety of clinics and hospitals located in the Al Barsha area, which can be reached within a 20-minute drive of Majan.
The nearest schools include Dunecrest American School, Dune Crest School, and GEMS Winchester School Dubai, which are situated within a five-minute drive of the community, and the Academic City Universities can be reached within a 20-minute drive.

Majan’s residential properties offer affordable rental rates, which attract long-term tenants. For example, Madison Residences has studios available for rent at an annual rate of AED 22,000 (USD 6,000), and three-bedroom apartments at Sooma Residence have the highest annual rental rate of AED 68,000 (USD 19,000).
The area offers many profitable investment opportunities. Some of the developments in the project have not yet been fully delivered. These units can be purchased off-plan, which means the sale happens during the construction or planning stages.

Three of the most attractive Majan projects for investors include Sherena Residence, Aras Residence, and Madison Residences.
Completed in 2018, Sherena Residence is a mid-rise building with studios and apartments with one- to two-bedroom floor plans. Units range in size from 436 sq. ft. (41 sq. m) to 1,386 sq. ft. (129 sq. m), and prices range from AED 366,000 (USD 100,000) to AED 960,000 (USD 261,000).

Aras Residence is a residential building by developer Aras Development, and it has not been delivered yet. The estimated handover date was Q4 2021. Studios and apartments with one- to three-bedroom layouts range in size from 431 sq. ft. (40 sq. m) to 2,443 sq. ft. (227 sq. m), and prices range from AED 375,000 (USD 102,100) to AED 2,250,000 (USD 612,500). The complex will feature a swimming pool, equipped gym, and children’s areas.

Madison Residences is a five-storey building from developer DAMAC Properties. It offers studios and apartments with one- and two-bedroom floor plans ranging in size from 467 sq. ft. (43 sq. m) to 1,608 sq. ft. (149 sq. m), and prices range from AED 380,000 (USD 103,000) to AED 660,000 (USD 180,000).

Ras al Khor Wildlife Sanctuary is located within a 15-minute drive of Majan. The wildlife sanctuary covers an area of 66.7 sq. ft. (6.2 sq. km) and is home to a variety of flora and fauna. The reserve has approximately 250 plant species and 50 animal species, including a flock of pink flamingos. It is one of Dubai’s most popular visitor attractions among wildlife enthusiasts.
The Meydan Racecourse can be reached within 15 minutes of the residences. It features one of the world’s largest racecourses, which hosts the annual Dubai World Cup. The racecourse was opened in 2010, and it can accommodate 80,000 people. All of the races are broadcast on an LCD screen.
The Global Village theme park is located on the opposite side of Sheikh Mohammed Bin Zayed Road, almost opposite Majan. It is a popular spot for visitors and locals and features a multifunctional complex with shopping areas, pavilions showcasing different countries, an amphitheatre, fountains, children’s areas, and an amusement park.
